Sure why not?My office is only 41 miles from Mill Valley, sounds like a reasonable request. Oh, but at 4 pm it is a 2.5 hour ride home. Traffic patterns can be a real deterrent when trying to plan a productive day. On a race day it may take even longer... will take even longer. Sonoma Raceway changes the entire dynamic.I remember when I could get to SF in 30 minutes now, it is about 2 hours any time of day. The saving grace is quite often having multiple stops in an area. Stopping for dinner at the Buckeye Roadhouse is a fun thing to do as well but you literally eat up some of your profits. They have a nice intimate bar area with a few dining booths, much cozier than the main dining rooms. After a strong run of 6 months with $5 million and up sales, Tiburon and Belvedere had none in January 2010. There are currently 65 listings in the 94920 zip code, which covers Tiburon and Belvedere, CA. It was quite a slow month, with just 3 sales. While the sales totals remain similar to that of late 2007 (well before the financial crisis of September 2008), inventory is up 43%. The slow market reminds some of 2009's beginning. While January tends to be slow, we will have to wait and see how the increased inventory and lack of "real buyers" (e.g., those who actually buy homes) impacts the market in coming months. As inventory collects in Southern Marin's toniest locales (Belvedere and Tiburon), we are starting to see and hear about more offers being submitted. Certainly, sellers frustrated by the lack of activity have in some cases taken what they could get. Most recognize that our new economy, post-Equity Market Meltdown, has shifted the pricing and value expectations of buyers. While I perceive a high level of pent up buyer demand, buyers seem to be willing to wait things out.
