  If The Wall Air Conditioner is a Different Size, You Need to Change the Opening.     One of the services that we provide to apartment managers is the replacement of wall A/C units. It's not a big job, but during the summer months in the Sacramento area we install a lot of new units. The old air conditioners eventually get old and stops working. Putting the new unit in may require more than pulling the old one out and sticking the new unit in.   New air conditioning unit are more efficient than those from years ago, and are often smaller in size. If this is the case the framing, and trim needs to be adjusted to fit the new unit. The Auburn, CA unit in the photo will allow rainfall to enter, is not very energy efficient, and looks silly.   Sometimes you have to give them a warning.       The tenants were coming to sign the move-in papers and do a walk-thru of any existing problems that needed to be addressed. Luckily, I was able to walk the unit days before, they had nothing on there list!   One of the things that I had to do before today was to glue down the transition strip from the tile floors the the wood floor. Knowing that it may not be dry in time, I put down the blue tape as a reminder / warning to not walk on the strip.   It worked!

  So I was asked to get into a condo to do a few things before it is made available to rent. There is a lot of activity right now, so being ready to rent is key. The owners had the pest control man come by the vacant unit to do his spraying; they asked me to check for the roaches that may be around the unit. These were found in the sink when I walked in. Either the pest man is really good, or there was a roach problem in this unit.

Choosing the right contractor for your 203k project This is getting harder and harder to find good contractors who will charge a "fair price" for your renovation project. I actually hate to get that call from a lender who is doing a streamlined k loan and wants to get a list of contractors from us for that project because we don't typically work that way. Contractors, like any other trade contractors, have a tendancy to increase their prices when times are good and get competitive when times are not so good. This is not a bad thing and by the end of the year most of the contractors we know are flush again, waiting for the winter months when they get competitive again.  It is just the way things are. So when you are taking your morning shower, it’s trickling into the unit below. The leak may not be your fault; the plumbing drain lines may just be old.
