I recommend this loan program only if there is benefit. THis is a great program for investors or for those deals that have a low LTV. In my opinion this is loan is to be sold if your really understand it and make sure your customer understands it, in the end this is a ADJUSTBALE RATE MORTGAGE no matter what index you use. I could sit here and explain the MTA, COFI or the COSI but all of you out there should already understand how these margins are determined. FOr the most part your options are (1) the minimum payment (1%-4.5%) (2) 15 year fixed payment (3) the interest only payment (4) the 30 or 40 year amoritized payment.  If a client is at a 95 % LTV wants this loan and is in a market where there is a signifcant slowdown or depreciation i would recommend not offering this loan. A trust deed  or mortgage that covers more than one parcel of property may be secured by a blanket loan. It usually contains a PARTIAL RELEASE CLAUSE that provides for the release of any particular parcel upon repayment of a specified part of the loan. From what i have seen it is most commonly used in connection with housing tracts, or construction loans. When a home is sold in a subdivision , the partial release clause is signed releasing that parcel from the blanket construction loan. A deed of partial reconveyance is recorded to show that the obligation has been met. Another use for the blanket loan is for a homeowner to buy or build a new home, even if the current home needs to be sold.
