Arcadia home staging helps sell home on the evening of the first open house. The owner/agent didn't even have time to get the sign up! After sitting on the market for several weeks, with no offers (not even low ball offers) the owner/agent decided to stage this cute cottage in hopes of getting it to sell. Everyone seems to be saying the real estate market is not moving forward, and, in addition to that, the prices keep dropping. I know the media is also ho-humming the market, which is just reinforcing how some people are feeling. What I say is, this is the most perfect time for buyers to get a great deal! Not only that, but, the folks who have been wanting to invest in income property can now make that leap. I have seen great deals being made lately and a lot of happy buyers. Oh, I know some will say they are waiting for when prices hit bottom and then they'll buy. But then so will everyone else. Update: Staging was the Magic Bullet! This house had been on the market for 217 days before we staged it. It sold a few days ago. 58 days on the market after staging (that includes a 30 day escrow). We had the opportunity to stage a beautiful Mediterranean style home in Arcadia, CA, this week. The home has been on the market for more than 7 months with no offers, which is unusual in this area, even in this market. The Listing Agent is very energetic, enthusiastic and on top of her game. Apparently, the homeowner was a little ambivalent about selling the house, or at least doing what needed to be done to get the house sold, and there were some accessibility issues for showings. We staged a very nice Mediterranean style home yesterday in Arcadia, CA. It looked great when we were finished, but something was missing. Rugs! The Persian rugs weren't part of my original contract, but the homeowner, Realtor and I all agreed that they were really necessary. Yes, the home had  large expanses of beautiful Brazilian Cherry hardwood floors. But in this case, the hardwood floors were too much of a good thing and needed to be subdued a bit. I am truly a Persian rug junkie, and I use them wherever I am able, but I am still always amazed at the warmth and finishing touch a well chosen rug can add to a room.  Persian rugs always add a touch of class. I was recently given a lead referral by my company to help a nice married couple that was re-locating from their home in the Chicago suburbs. The company that the husband was interviewing with is in Arcadia, so they listed Arcadia as their purchasing prefrence. Their budget was presented to me along with the area square footage and lot size dimensions they desired to purchase in Arcadia. Needless to say, they were a bit taken back by the selling costs of homes in Southern California, not to mention the Arcadia area. As nice as it is, their purchasing Arcadia may not be too realistic, and having known their financial expectations in advance, I had prepared a tour of neighboring cities in Monrovia and Azusa to augment our preliminary searches in Monrovia. (This story continues, and become... 08/06/2007

In a recent blog The Homeowner Raised the Listing Price $200,000 AFTER STAGING!!! I wrote that the homeowner was so excited after we staged his home that he raised the listing price by $200,000.00 from $2.78 million to $2.98 million. Well, the home has sold already and escrow has closed! The homeowner did not get the original $200,000.00 bump he had hoped for after staging, but he did get an additional $80,000.00 he would not have gotten if he hadn't staged the house. We staged the home on June 15, 16, & 17. The one and only open house (Realtors Caravan) was held on June 20 (Wednesday). The first offers (multiple) came in on Friday, June 22.
