My clients (buyers) made an offer on a home March 10th. They were qualified for the purchase with 5% down. We didn't get an acceptance from the bank until May 2nd. By this time-with all the lenders continuing to have stricture & stricture qualifying guidelines - they were no longer eligible for the 5% down program. We re-grouped, got extensions & finally closed on June 18th. Have patience and work with a qualified Realtor and you too can make it thru the short sale adventure.

The Altadena Community Garden, located at Loma Alta Park, 3330 Lincoln Ave., will have its annual picnic on Sat., June 28th from 1 to 6pm.  Eat the wonderful produce, listen to the Brown Mountain Jazz Band, and enjoy meeting the gardeners and your neighbors.  There will also be a raffle and silent auction.  Last year this event drew over 200 people. This has been a heated argument over and over again at the Altadena Town Councel meetings. Now, it's finally law. Los Angeles County Supervisor, Michael Antonovich, announced that in order to improve public safety and the flow of traffic for the community of Altadena, the Los Angeles County Board of Supervisors approved an amendment to the Altadena Community Standards District restricting commercial vehicles over 10,000 pounds or more on any highway or alley in Altadena. This will apply for commercial vehicles of 10,000 pounds or more. The County Department of Public Works will be responsible for posting signs at the boundaries of the Altadena Community Standards District notifying motorists of on-street parking prohibition. THE LITTLE RED HEN COFFEE SHOP This coffee shop is a landmark in Altadena, located on Fair Oaks Avenue.  Altadena has a lot of new and old, and this old is worth checking out. Currently owned and operated by Mr. Lonzia Shay, the coffee shop fills up with both young and old to get a taste of Mr. Shay's original and specialty plates. According to Mr. Shay, the restaurant was purchased by Mr. Shay some 25 years ago, and he has been the prominent figure in continuing to cook up his daily specials. Some of you may know that the poppy flower is California's official state flower. http://en.wikipedia.org/wiki/California_Poppy Before Altadena became a residential communit, all that existed in Altadena were poppy fields and orange groves. And there was no Altadena Dairy farm, despite rumors.                      This picture was taken around 1875 looking northwest toward Millard Canyon. As some of you may be aware, I'm one of the Directors of the Christmas Tree Lane Association.  We are constantly trying to find volunteers to help work on "The Lane" so that we can keep it from going dark in the coming years. Can you believe it?  Children aged 5-12 can read a book - to a dog - this Saturday at 11:00am.  The event takes place at the Altadena Main Library on Mariposa and Santa Rosa in the children's section. The dogs will be provided by the Pasadena Humane Society's Home Companion Program. The event is called Barks and Books. What a fun way for your kids to donate a little time and attention to a stray dog while practicing their reading! This guarantees to be fun!!!!

The Altadena Historical Society will host Tea Time at the Rand McNally House on Sunday, June 8, 2008 from 4pm to 7pm. The Rand/McNally House is one of the newest Nationally Registered Historic Place and is located at 654 E. Mariposa Street in Altadena (right across the street from the Altadena Library). You will be able to tour the beautifully restored house and enjoy refreshments on the lawn. Building historian Tim Gregory, who prepared the national registration application said, "The significance of the site is based on the importance of its original owner, the founder of the Rand-McNally Map Company; its eye-catching architechure by famed pioneer designer Fredrick Roehrig; and the role it played in attracting many of Altadena's early 'movers and shakers' to settle in the community." ...

LA County Supervisor Michael Antonovich will hold an Altadena Community Meeting on Wed., May 28, from 8am to 9am at the Altadena Community Center located at 730 E. Altadena Dr. (just west of Lake Avenue if you've never been there). Perfect Weather in Southern California - It was just a pleasant day today.Not too hot, not too cold.  Temperature at about 72 degrees in Pasadena nd Altadena areas.  Why do we like the So-Cal so much.  It's this weather that brings so many people to Southern California each year.The San Gabriel Mountains were just awesome.  So you thought the endless rows of palm trees were in the Westside, right?  We got it here in Altadena too.

Driving down Altadena Drive, you are going to see several miles of signs saying "SLOW DOWN ALTADENA."The residents of Altadena community along Altadena Drive and nearby streets has gotten together to discuss the issue on fast drivers on this road.  The East Village Homeowners have been working hard relating to the traffic and road issues of Altadena Drive.  Realizing how fast drivers were going, a campaign to have these signs were started.  Good Job.  These signs made me notice and slow down too.

I just got back from Victor's house.  Big difference from a week ago. The home is in the middle of being painted. The kitchen is almost complete. The bathroom is almost ready for light fixtures and a couple of new windows have been installed.  However, it still looks a bit strange with 2 white vinyl windows with panes and the rest are wood single hung windows painted in a brick color. Hmmmmmm.
