Sales of real estate in Nanaimo in Sepember. Lots sold 3Single family homes sold 96Condos sold 18Town Homes sold 19 Active ListingsLots  82Single Family Homes 642Condos 188Town Homes 31 Prices seem to have come back to the 2007 levels on everything except condos and town homes. Conos and town homes have fallen in price about $20,000. There are not as many lots selling as compared to 2007 but the inventory is also about half of the 2007 level as well. The number of homes listed Sept 2011 was 642 compared to 528 in 2007. When inventory falls prices start to go up again. A four month supply of homes in inventory is concidered a balanced market. Yesterday was our weekly Realtor tour.  One of the properties on tour was what I consider to be, a unique investment property in Nanaimo.  This property is situated at 1924 Northfield Road; in what is considered a commercial area of Nanaimo.  The property has both a house and a huge, 2000 sq. foot, detached concrete block shop.  The shop is well lit and has 12 foot ceilings, an over height Bay door, gas forced air heat and 3 phase power.  The shop also has a separate, 600 sq. foot; air conditioned office or showroom attached.  The shop has got lane access which makes it very accessible. Nanaimo real estate statistics- July 2011 The numbers are in for July. VIREB recently released the Nanaimo real estate statistics from July 2011.  According to the stats it appears that there are still fewer buyers than sellers.  In other words the market is still favouring buyers. The Cumulative Residential Average Single Family Sale Price is 7% lower than July 2010.  The average sale price was $354,077in July 2011 compared to $382,672. In July 2010. Nanaimo home buyer profile VIREB (Vancouver Island Real Estate Board) recently completed and released the Nanaimo home buyer profile.  This Nanaimo home buyer profile is a Report containing results of a survey completed by Buyers of residential property, in Nanaimo, in 2010. As a Nanaimo Realtor I found the results of this Buyer Profile to be quite enlightening.  The statistic that I found to be the most interesting was the Buyer origin.  For Buyers of residential property, the primary Nanaimo home buyer's origin was as follows: •1  50% coming from the same area ( in other words already living in the Nanaimo area) •2  When added together, all origins from within BC totalled 83% •3  and from Vancouver Island totalled 66%. Nanaimo Summer Camps Today is the last day of school in Nanaimo.  I just sang my own rendition of Alice Cooper's "Schools out for summer" as my son walked out the door.  His departure got me thinking about Nanaimo summer camps and Nanaimo kids activities this summer. Deerwood Place Estates in Nanaimo - a wonderful place to call home Deerwood Place Estates is a manufactured home park in Nanaimo that caters to the 55+ age group.  It is a gated community located just off Jinglepot Road and very handy to the parkway. I had heard of Deerwood Place Estates but had never visited until a couple of months ago.  I was working with some buyers who were looking for a patio home in a 55+ community.  We decided to go and have a look at Deerwood Estates.  I have to say that we were most impressed.  I've been working with a family who are looking to buy a condo in Nanaimo.  They have a dog who is part of their family.  Yesterday, we broke our tour up and went for a cold drink.  As we were sitting around the table we were musing on how frustrating it is as a pet owner to find a condo that allows pets.  My client pulled out her cell phone and did a search to see how many pet owners there are in the country.  We discovered that according to Statistics Canada, there are approximately 3.5 million dogs and 4.5 million cats in the country. Real Estate in Nanaimo -  Absorbtion rates I've spent some time this morning looking at current trends in real estate in Nanaimo. It's been a while since I calculated the absorption rates. This information helps me understand the real estate market in Nanaimo and where it is headed. The definition of absorption rates is the number of weeks it takes to sell the current real estate inventory in Nanaimo at the present rate of sales.
