OUR STRAWBERRIES AFTER TWO DAYS OF RAIN IN OCTOBER!!Who would have thought we would still have fresh strawberries growing in our Garden in Victoria, BC on Thanksgiving.After several days of rain I took these two photos to capture my proof that fresh strawberries are still alive an well this October day in our back yard. This photo was taken on October 12/15 after several days of rain. Canadian Thanksgiving. These strawberries were babies from my hanging basket strawberry plants. This year I tried growing strawberries in an hanging basket that I had left over from last year, It was very productive throughout the summer. THE BEST PART OF SELLING A HOME ...By FRED CARVERHappy Home Buyers. Yesterday was home inspection time for my Buyers Keith & Allison.The Home inspection went well, only a few minor issues which were addressed.Keith and Allison have been coming to Victoria for a day for the last month looking for their next dream home. They Sold their home on the lower main land in Surrey by Lulu Sorbara (who referred Allison and Keith to me) with RE/MAX Colonial Pacific and they have been staying at their cottage up island at Sproat Lake.They have a senior Collie dog that they cannot always bring and didn't want to leaver her over night by herself.So they head back to their vacation Cottage after a day of viewing homes, which is about a 2 hour drive each way.Our real estate is sizzling hot so many homes...

DETERMINING A BUYERS OR SELLERS OR BALANCED REAL ESTATE MARKETKNOWN AS ABSORPTION RATE = MONTHS SUPPLY OF INVENTORY-MSI A months supply of inventory (homes for sale) helps determine a Buyer’s, Balanced or Seller’s Market. MSI is an estimate of how long it will take for all the market’s homes to be sold, or absorbed, based on home many homes are currently on the market and the rate homes in the past (absorption rate).ABSORPTION RATES- Total of homes sold in the last year divided by the months in a year, twelve. Therefore take the amount of current inventory, take the number of homes sold in the past year divided by 12.  Absorption rate is the percentage the 12 month average sale is to the total current listings, showing the absorption percentage of the inventory.I.E.  Let’s say 341 homes...
