There are currently 106 Tsawwassen homes for sale. We are definitely in a buyer’s market here in Tsawwassen with about 1 in 10 homes selling. There were 11 homes sold in Tsawwassen in November 2012. Homes on average are selling about 3% below asking price. Tsawwassen homes are taking on average about 78 days to sell.   Homes in Beach Grove, Boundary Bay, Cliff Drive and Tsawwassen East collectively had 35 homes for sale. None of those areas had any sales in November. English Bluff had a total of 15 homes on the market with just 2 of those selling. Pebble Hill had 20 homes on the market and 4 of those homes sold. Sometimes the more creative a builder gets with their layout the more potential buyers get confused and the question comes up "How do I arrange my furniture?" Many builders beleive that if they build it they will buy, but the reality is that an Empty New home will not sell as quickly as a Staged New Home! I'm coming to the realization that many Realtors, Sellers, and even buyers don't have a clue how labour intensive and mentally draining staging homes can be. Especially when you are staging homes using, to the best of your ability, the existing furnishings and color schemes. This past week we had a very challenging and down right exhausting 4200 sqft home that was ready to be put on the market. It took two days to stage but at least a week to plan and organize in our Showroom. And like sometimes happens we definitely went over budget in the name of getting it right!
