As Metro Vancouver’s regional transportation authority, TransLink plans to increase the portion it receives from property taxes collected by local governments so Port Moody and Coquitlam homeowners will soon be paying more; but still no Evergreen Line. Starting in July 2010 Metro Vancouver homeowners will pay 1.6% more on the TransLink portion of their property taxes. On a detached home with a benchmark price of $800,796, this increase amounts to approximately $4.82, bringing the TransLink portion of the annual property tax bill for this house to approximately $306. The area to the west of April Road in Port Moody, on the gentle south facing slopes on the North Shore of Burrard Inlet, is owned primarily by the Imperial Oil Company, after which Ioco was named. Ioco is an enduring example of the early company towns in the Lower Mainland. A huge oil refinery was opened in 1915 and a townsite of 83 homes, a grocery store, school, tennis court and other amenities were subsequently developed. Prior, all travel to the townsite was by boat or on horse back. I don't mean to sound like an infomercial...but with the upcoming mortgage rule changes on April 19th...I feel this is important to get the word out before this program possibly gets pulled too. If you have clients without the typical 5%  downpayment saved (they must still have a little something to cover closing costs ie. Lawyer and PPT if applicable) they can still buy a home and get a mortgage for 95%, the bank will put down the 5% for the Buyer!!  The rate they will pay is 4.94% (and not the typical 3.69ish offers available for those with 5% down) on a 5 year closed term. Those sentiments arose from a committee of the whole meeting held Saturday in Port Moody to discuss the evolution of the city's official community plan (OCP), which, among other things, sets out growth patterns and land use designations in Port Moody. Snow that is, white gold, BC powder. While Alpine and Nordic skiing, as well as bobsleigh, luge and skeleton events, will be held some 125 km north where snow is abundant in the resort town of Whistler, the outdoor Vancouver venue for the 2010 Winter Olympics, Cypress Mountain, is snow challenged. This is what I see of Seymour Mountain on the North Shore across the Inlet from my Port Moody rooftop terrace; still not much snow. Public viewing details are TBA for Canadian Athletes and those representing Great Britain The teams have been unable to release information at this time; however, any scheduled public viewing opportunities will be posted on the Port Moody City website closer to the date.
