“There should be responsible and integrated planning for the Evergreen Line and a connector from Murray to the Barnet Highway. To do any less is an affront to the taxpayer.”  One definition of lunacy is doing the same thing over and expecting a different result. By this definition, current planning for the Evergreen Line is starting to look more and more deranged, and the poor taxpayer could be looking at a repeat of the costly planning mistakes made with some of the earlier SkyTrain designs. In 2002 the Millennium 99 B-Line SkyTrain alignment was constructed in isolation of future traffic planning and infrastructure considerations for the Braid/Brunette/United area. As a result, the taxpayer will now have to bear additional costs to accommodate road improvements associated with the Nor...

Mick Jagger sings, “I got nasty habits; I take tea at three”.  Following the 19th century Regency era of nobility extravagance and pomp, afternoon tea became a tradition that was started for networking and keeping up to date with aristocratic gossip and topical news. In contrast, many tea lovers today partake of a special brew for a calming interlude in a busy schedule, and at the same time enjoy the health benefits it offers. Different tea blends require the brewing to be at specific optimum temperatures for best results. So where do you start for that perfect cup of tea? To ensure that you receive a cup at its absolute peak you’ll need the expert advice of Port Moody’s tea sommelier, Nancy Prokosh at Tealicious Tea Company. While you’re visiting Nancy be sure to start exploring some o...

As Metro Vancouver’s regional transportation authority, TransLink plans to increase the portion it receives from property taxes collected by local governments so Port Moody and Coquitlam homeowners will soon be paying more; but still no Evergreen Line. Starting in July 2010 Metro Vancouver homeowners will pay 1.6% more on the TransLink portion of their property taxes. On a detached home with a benchmark price of $800,796, this increase amounts to approximately $4.82, bringing the TransLink portion of the annual property tax bill for this house to approximately $306. Why the increase?  Transit ridership is growing and so are operating costs.  TransLink will spend a whopping $1.225 billion this year to run Metro Vancouver’s bus system, the three SkyTrain lines, and the Seabus, as well as ...

The area: Port Moody is the smallest of the so-called Tri-Cities and though the term has never been clearly defined, it is generally taken to mean the cities of Port Moody, Coquitlam and Port Coquitlam. It is located in the East End of the Burrard Inlet in Metro Vancouver and is bordered by Coquitlam to the east and the South and Burnaby on the west.Belcarra and Anmore villages lie to the north.  Surrounded by mountains, water, and plenty of greenery, Port Moody is rapidly being recognized as a major centre for high-quality housing. It's approximately 27,000 inhabitants whose income is above average to enjoy a relaxed smalltown lifestyle though the big city amenities offered by Vancouver are only 22 kilometres away. The city received in 2004 a prestigious award from the UN  Internationa...

Encompassing the south shore, Moody Centre is the focus of much of the future development activity in Port Moody due to the age of the existing housing stock, and is the City’s most diverse neighbourhood from a land use perspective. Implementing transit-oriented development principles with respect to future transit stations to create a more compact, walkable community and reduce reliance on vehicles, is necessary to cope with the regional growth. The primary residential area in Moody Centre is to the south of St. Johns Street, containing a mix of single-family homes, townhouses and apartments, and closely located to all urban amenities. Moody Centre has a number of sub-areas, each of which has its own character: Moody Centre Heritage Conservation Area and Heritage Character Area are loc...

The neighbourhoods of COLLEGE PARK, HARBOUR HEIGHTS, GLENAYRE and SEAVIEW, are on the south shore of Port Moody, along the forested hillside east slope of Burnaby Mountain, and mainly offer residential homes with a mix of single-family detached, townhouses, and apartments with some commercial development on Clarke Road. There are older pockets of development around Clarke Road and the Barnet Highway, which are beginning to redevelop for single, and multi-family residential uses. The existing land use and character of the Glenayre, College Park, Seaview and Harbour Heights neighbourhoods shall generally be retained. Most of the housing in Glenayre, Seaview and College Park has been built within the last 45 years and is not yet at the point where redevelopment is likely to occur.  Harbour...

The area to the west of April Road in Port Moody, on the gentle south facing slopes on the North Shore of Burrard Inlet, is owned primarily by the Imperial Oil Company, after which Ioco was named. Ioco is an enduring example of the early company towns in the Lower Mainland. A huge oil refinery was opened in 1915 and a townsite of 83 homes, a grocery store, school, tennis court and other amenities were subsequently developed. Prior, all travel to the townsite was by boat or on horse back. The Ioco area was incorporated into the municipality as part of a City boundary expansion in 1988, and although distribution activities continue, the refinery itself was officially shut down in 1995. Working with local architect and urban planner, Michael Geller, Imperial Oil (Esso) Ltd. began feasibili...

Located in suburban Port Moody on the North Shore of the Burrard Inlet, the residential neighbourhoods of April Road and Pleasantside are very desirable areas with great south facing water and mountain views, and beautiful green country scapes that lure people to the community. The beach side setting of Old Orchard Park in Pleasantside is a popular warm weather spot for swimming, and features a children’s adventure playground. The unchanged Official Community Plan policy from 2000, states: 'the existing residential character of the Pleasantside and April Road neighbourhoods shall generally be retained' Ioco Road serves as the primary traffic corridor in the lower North Shore neighbourhood, and is designated as part of the regional Major Road Network, carrying a large volume of traffic t...

I don't mean to sound like an infomercial...but with the upcoming mortgage rule changes on April 19th...I feel this is important to get the word out before this program possibly gets pulled too. If you have clients without the typical 5%  downpayment saved (they must still have a little something to cover closing costs ie. Lawyer and PPT if applicable) they can still buy a home and get a mortgage for 95%, the bank will put down the 5% for the Buyer!!  The rate they will pay is 4.94% (and not the typical 3.69ish offers available for those with 5% down) on a 5 year closed term. When you subtract the FREE 5% down from the overall cost of borrowing, it works out to a rate of about 3.90%. BUT...this is a small price to pay to start building equity and solid net worth. Imagine being able to g...

Some representatives from the development community in Port Moody feel as though they've been locked out of the municipality in which they live. Those sentiments arose from a committee of the whole meeting held Saturday in Port Moody to discuss the evolution of the city's official community plan (OCP), which, among other things, sets out growth patterns and land use designations in Port Moody. Representatives from the Port Moody Waterfront Community Interest Group say their repeated calls for higher density have been met by "contradictions" and "a bit of insanity The group from Port Moody belongs to is comprised of area residents and businesses who are lobbying for higher density in the Murray Street area that combines transit-oriented developments with the arts sector and commercial op...

Snow that is, white gold, BC powder. While Alpine and Nordic skiing, as well as bobsleigh, luge and skeleton events, will be held some 125 km north where snow is abundant in the resort town of Whistler, the outdoor Vancouver venue for the 2010 Winter Olympics, Cypress Mountain, is snow challenged. This is what I see of Seymour Mountain on the North Shore across the Inlet from my Port Moody rooftop terrace; still not much snow. They certainly weren’t kidding about being the “Greenest” Games ever! Record temperatures this week are still hovering at 10°C/50°F, and the rain isn’t helping either. Snow being trucked in from Manning Park, which is about 160 km east of from Vancouver, is being stockpiled at higher elevations on Cypress. As it is needed it is ploughed down the mountain into pos...
