There is a lot to take into consideration when you are purchasing your first family home. You’ll need to put some careful thought and consideration into what’s best for your children (even if they haven’t been born yet!) It’s important to focus on your child's immediate and long-term future while still paying attention to your own needs. Sometimes, a home may be outside the zone and price point you were originally hoping for, but when you take the long term into consideration, it could be well worth the investment. Here are some tips to keep in mind while looking at Kelowna real estate with children in your future. Won't You Be My Neighbour? Safety Counts If there are children in your future, your number one priority should be safety. It's always worth checking in with your real estate ...

The National Association of Realtors research shows the average buyer searches for 2 weeks on their own prior to contacting a real estate agent. For this reason agents now need a strategy designed for internet lead conversion that can be completed over a 10 – 14 day time period. Prior to contacting a real estate agent, potential buyers and sellers can be reluctant to releasing valid contact information. Although the ideal internet lead has email, mailing address, phone number and search criteria, the majority of internet leads we follow up are missing part or most of this information. One of my top producing agents in Canada Ralph Wiber couldn’t help but hear agents time and time again saying “web leads suck” or “internet leads are a waste of time” and was kind enough to share this am...

Learn the Top Mistake in Realtor Presentations and How to Make them Effective Build Persuasive Realtor Presentations Everyone is selling something… Whether it’s a product, service, philosophy, idea or most importantly when you are selling yourself. In today’s market is it good enough to “tell” or is it time to “show and sell”? Finish this statement “talk is… Cheap”! A mentor and friend of mine Terry Sjodin says the top mistake in sales presentations is sale professionals who are Telling versus Showing and Selling to their clients and being Informative versus being Persuasive and producing higher results in sales. I am not saying to guilt the client with information but rather persuade them by presenting rock solid persuasive arguments and visuals that reinforce your arguments. We can’t ...

How Quickly Do You Follow Up on Your Leads?   This week I had to share some great content from a top producing agent in Canada, Cliff Stevenson. These amazing statistics show real estate agents the conversion rates as it relates to agent response time with follow up as it applies to not just online leads but sign calls, ad calls and listing calls or emails. Take a look: When do you think is the ideal time for a follow-up? Is “immediate” better or is this too “big-brother”? Well I recalled some data on this and turned to my Google+ Email commentators circle who soon pointed me at the data I was thinking of from back in 2008. Thanks Brian Eisenberg and Riaz Kanani! Here are the results… It’s from a post on 5 tactics on lead follow-up based on a study from InsideSales.com which sh...

One of my desires in business is to leverage what I do in real estate with what other service providers and businesses do in theirs. The goal is to help expose them and their services to the people I know personally and professionally. I truly believe that leverage and focusing on what others need in their business and helping them will in turn help me and what I do in my business, ten-fold. I have created leveraging strategies that assist other service providers and at the same time create a stream of income to support my marketing and business building strategies. Any chance you could use a small steady income stream in your real estate business to help support and grow your business exposure this year? I thought so… Start by thinking of all the opportunities in your real estate bus...

The greatest document created for the real estate industry in the last ten years, has to be the Exclusive Buyers Agency contract. Think about it… agents would never think of marketing and promoting a sellers home without a listing contract but why do so many agents spend a ton of time and money working for a buyer without a buyers agreement? Why did they create this document but forget to train the real estate professional how to present the value proposition to their buyer to want to sign it prior to buying their next home? Agents take the time to sit down with a seller and present… why them… why their company and… the benefits to selling their home before asking them to enter into a listing contract. Agents need to take the time to sit with a buyer prior to their home buying search an...

Want to End Your Real Estate Business Year With a Bang? Implement These 5 Fundamentals..... Over the summer holidays I had come across material from the late great business philosopher Jim Rohn. Jim shared his secrets to having the best quarter in your real estate business ever. How many of you would like the last quarter of 2013 to be your best quarter in business ever? Here are Jim’s 5 Fundamentals to make this your best quarter in business ever. 1Fundamental #1 – Time Time is more valuable than money. Time is the most precious commodity in the world. How many of you would agree with this statement – “we can always get more money but we can’t get more time?” The investment of your time is far more important than the investment of your money. What happens to you when someone asks you...

“I believe in being an innovator” ~ Walt Disney ~ My wife recently bought me 2 books about Disney, the amazing organization it has become and all the things that make it so incredible. I thought to myself what could we do in real estate to be more like Disney? How many of us still remember the first time they visited a Disney theme park? They proudly proclaim it is the “happiest place on earth.” You enter the magical kingdom and the show runs all day and night like clockwork. I will never forget the time I stayed on a Disney property in Florida and asked for a wake up call. This was like no other wake up call. I answer the phone out of a dead sleep and on the other end I hear. .. “Good morning Mr. Webb this is your 6 am wake up call. Today’s date is ……… and the forecast for today in Flo...

It is amazing how we never do anything by ourselves anymore. We do everything now with our friends. This is the single biggest impact of social media. Relationships are being built online now. It is where our friends all live. What kind of relationships do you have with your business online? This believe it or not will not be going away. Just like in our offline world, when someone has a question they go and seek out an authority on the subject. This is usually someone you know or someone a friend knows. The same is now true online. Are you known as an authority of your profession online? Social media is now impacting our search for an authority on most everything now. So the question now becomes… How do you become an authority online and at the same time build value with your online r...

“Let us never negotiate out of fear. But let us never fear to negotiate.” – John F. Kennedy How many of you think you are a good negotiator? How many of you take the time to read, listen and study negotiating? My mindset has always been “Can I get a better deal?” One of my mentors John Hamilton said “The only time I let go of a dollar is to get a better grip on it!” It amazes me how little time is spent in our industry on training, practicing and focusing on the art of negotiating. It is so important to remove the anxiety and fear and be like children when it comes to this skill. Children are the world’s greatest negotiators. They are enthusiastic, passionate and relentless when it comes to getting what they want. Children have a knack for turning on the charm, getting our defenses do...

New Years Day, a time for quiet reflection, reconnection, and perhaps a resurrection? Yesterday I chose to view my website, with the intent of 'freshening' my Bio, updating blogs, deleting old posts - wiping away the cobwebs; sprinkling pixie dust. I found myself reading my bio scribed in 2008, recognizing the antiquity of the words, expressed 5 long years ago, yet with the realization that some things never change.  Rather than hilight and delete, I chose to cut and paste, reaffirming the desire, and need to always follow our dreams. Welcome 2013!! Slate – Rock Solid Real Estate  Follow your Dream! There comes a time in life when we may pause, reflect – and for some of us, reorganize our affairs in order to pursue our passion. Sometimes referred to as “Midlife Crisis” this period of re...
