Here is the most recent Tempe Real Estate Housing Market Report for January 2021:  The average sales price of homes in Tempe increased over $11k to start the new year at $451,456. This is a new all-time high for the average sales price in Tempe, AZ. The average sold price per square foot remained the same as last month at $229/sf. Days on market has decreased, after increasing for fourth straight month, and is now at 42 DOM for January.  Tempe home sales started off the new year at exactly the same total as January of last year, at 96. It is typical for home sales to start off slow in the beginning of a new year, but this total is more sales than in 2019 and 2018. The number of new listings is down -6.6% from January of last year, and the number of active listings is also down -20.0% f...

Here is the most recent Tempe Real Estate Housing Market Report for December 2020:  The average sales price of homes in Tempe increased a couple thousand to end the year at $439,876, after dropping in November from a 2020 high of $449,203 in October. The average sold price per square foot also inched up to to $229/sf. Days on market has increased for the fourth straight month, from an all-time low of 31 in August, up to 45 DOM for December.  Tempe home sales are significantly higher than in December of last year, up 40.0%, which I believe may have something to do with the COVID-19 pandemic extending the summer home sales season, and the continued high demand for homes in the Phoenix Metropolitan area. The number of new listings is down -9.4% from December of last year, and the number o...

Here is the most recent Tempe Housing Market Report for September 2020! The average sales price for Tempe homes decreased just a bit this month, while the price per square foot increased in September. Days on market increased from an all-time low of 31 in August, but still remains extremely low at 34 this month. Tempe home sales are significantly higher than in September of last year, increasing 17.7% year-over-year. The number of new listings is also higher than in September of last year by 5.3%. However, the number of active listings still remains lower than September of last year by 5.6%, but is getting closer to last years numbers. Here is the most recent Tempe Housing Market Report for August 2020! The average sales price dropped a little in August, but the per square foot increased slightly to $216. Days on market has lowered to 31 from 41 last month, which is extremely low. Tempe home sales are higher than in August of last year by 10.5%, but dropped from a high for this year of 149 last month. The number of new listings is higher than August of last year by 16.8%. The number of homes for sale is slightly higher than August of last year by 1.9%, which is a good thing because there has been a serious lack of homes for sale throughout this year. Tonight's views of the Phoenix Downtown and Tempe must have been pretty exciting for many hikers. I started counting how many were visible on my photo. Let me know what number you will come up with. Here is a close-up picture.   It was about 108°F, but somehow we get used to it and don't notice it after a while. The climb up those rocks is pretty easy, and the path is winding and gradual. So it is attractive for many hikers to try it.

I was walking along one of the Tempe streets for my morning stroll and saw this beautiful front yard and the sign in front of it - Winner of the Beautification Award. The clean lines, honest materials like exposed block, rusted metal, stones are among the favorites. It looks well-deserved - it certainly caught my eye right away. I am aware of this City of Tempe activity and have been attending this event for years in person.
