Here is the most recent Tempe AZ Real Estate Housing Market Report for February 2022:  The average sales price of Tempe homes increased for the third straight month, moving from $531,413 in January to $565,980 in February. This is the largest increase in average sales price for February since before 2018. The average sales price of Tempe homes has reached a new all-time high, surpassing the previous high of $535,535 achieved back in June of 2021.The average sold price per square foot of Tempe homes also increased for the second straight month after experiencing a decrease in December to end 2021. Here is the most recent Tempe AZ Real Estate Housing Market Report for January 2022:  The average sales price of Tempe homes increased for the second straight month, moving from $514,944 in December to $531,413 in January of 2022. Here is the most recent Tempe AZ Real Estate Housing Market Report for December 2021:  The average sales price of Tempe homes increased in December after decreasing in November. The average sales price of Tempe homes ended the year on an upswing and is now at $514,944, still lower than the all-time high of $535,535 achieved in June of this year.At the same time, the average sold price per square foot decreased after increasing the previous two months. Here is the most recent Tempe AZ Real Estate Housing Market Report for November 2021:  The average sales price of Tempe homes for November significantly decreased by $33,854, after increasing by $30,504 the last two months. The average sales price of Tempe homes is now at $501,611.At the same time, the average sold price per square foot increased for the second straight month, going from $279/sf in October to $293/sf in November. After increasing for four straight months, days on market remained the same in November as October, at 32 DOM. Here is the most recent Tempe AZ Real Estate Housing Market Report for September 2021:  After seeing a decrease in the average sales price of Tempe homes over the last two months, the average sales price for September increased $7,259, up to $512,219. After dropping $21,421 in July, and another $11,233 drop in August, this was a good sign heading into the Fall. Housing statistics for homes in Tempe, AZ, 85282 priced between $400,000 and $600,000 reflect slightly more inventory, increasing days on market, but also rising prices.  There is no indication of prices dropping and it's still a sellers market.  We expect this to continue on into 2022.  Active listings in 85282, priced between $400,000 and $600,000 have increased by 64% year over year.  Even though that sounds like a lot, it's not overall.   Active listings show 36 as of 10/3/21, while there were 13 listings the same week a year ago, during the frenzy!   Are listings selling as fast as they were a year ago?   Currently, homes in 85282 priced between $400,000 and $600,000 are selling in about 32 days, up from 28 days a year ago.  That's a VERY minor difference in a year; meaning that de...

Here is the most recent Tempe AZ Real Estate Housing Market Report for August 2021:  After June saw a $32,647 increase in the average sales price of Tempe homes, there has been a decrease in the average sales price over the last two months. I don't think this has happened in at least a year, but after dropping $21,421 in July, the average sales price of homes in Tempe dropped another $11,233, to $504,960 in August. At the same time, the average sold price per square foot increased in August, from $271/sf to $287/sf, after decreasing for the first time in the last six months in July. Days on market increased for the second straight month, up to 26 DOM, after recording an all-time low of 22 DOM in May and June. However, homes in Tempe are still selling very fast, and competition is high....

Here is the most recent Tempe AZ Real Estate Housing Market Report for July 2021:  After June saw a $32,647 increase in the average sales price of Tempe homes, July saw a decrease in the average sales price of Tempe homes by $21,421. At the same time, the average sold price per square foot decreased for the first time in the last six months from $276/sf to $271/sf. Days on market increased in July to 23 DOM, after recording an all-time low of 22 DOM the last two months.  After increasing in four of the last five months, Tempe home sales decreased from 145 to 132 in July. Here is the most recent Tempe AZ Real Estate Housing Market Report for June 2021:  After May saw a drop in the average sales price of Tempe homes by over $23,000, June saw an increase of $32,647, back up to $537,614. At the same time, the average sold price per square foot increased for the fifth straight month from $264/sf to $276/sf. Days on market for June remained the same as it was in May, an all-time low of 22 DOM, after increasing to 29 DOM in April.  Tempe home sales saw a nice increase up to 145 in June, the fourth increase in the last five months. With this increase, Tempe home sales are 1.4% higher than June of 2020. May saw a drop in the average sales price in Tempe, down over $23,000 to $504,967. At the same time, the average sold price per square foot increased for the fourth straight month from $258/sf to $264/sf. Days on market went down in May to a new all-time low of 22 DOM after increasing in April.  Tempe home sales slightly decreased in May from 131 to 125, the first decrease in the last five months. Here is the most recent Tempe Real Estate Housing Market Report for April 2021:  After increasing over $35k in March, the average sales price of homes in Tempe increased almost $55k in April, to a new all-time high of $528,354, and surpassing $500k for the first time. At the same time, the average sold price per square foot increased for the third straight month from $245/sf to $258/sf. Days on market shot up in April to 29 DOM after decreasing the previous three months.  Tempe home sales slightly increased in April from 126 to 131 for the fourth straight monthly increase, and are 48.9% higher than last April. At the same time, the average sold price per square foot increased for the second straight month from $239/sf to $245/sf. Days on market has decreased for the third straight month, down to an all-time low of 25 DOM for March.  Tempe home sales jumped in March from 113 to 126 for the third straight monthly increase, and are actually 8.6% higher than last March.
