It's no secret that buyer traffic is low in Active Adult communities in the Phoenix metro are during the Summer.  House hunting vacations are rarely planned for the months June - August when temps soar into the triple digits. This leads to one of the most frequest questions I receive from those considering selling their Sun Lakes, AZ homes.  "Should I list my home in the Summer?  Or, should I wait till Fall?"   Great news! The IronOaks Fitness Center is now opening its doors at 5:30 am Monday through Friday. The earlier hours should help those who are still in the work force or those early birds who start their days at the crack of dawn. Also, membership dues are now prorated through the end of the membership year (September 30th). For instance, if you join in June, your dues would be $85 for an individual or $165 for a dual membership. Now that the temps are hitting those triple digits, our outdoor activities are limited, so it's a great time to check out our fitness center. Ironwood Country Club is one of the smallest subdivisions within Sun Lakes.  Five homes were sold in Ironwood during the 1st quarter 2012 with a median sales price of $280,000. One of the questions most asked when it comes to Real Estate in Sun Lakes, AZ is when are we going to see our home values start to increase again?  Home appreciation..it's one of the best things about owning a home. The chart below shows the median sales prices for homes in Sun Lakes as a whole. You'll see that our highest values were obtained in January of 2007 with a high median sales price of $320,000.  It was right after this point that our values began to decline.  At the end of February of 2007 we were at a median sales price of $310,000. We've seen a steady decline since then.  Last year at the end of February we were at a median sales price of $222,500.  This year at the same period we were at $192,000 which is just slightly above where we were in February 2004 at $170,000.
