The West Valley's Daily News-Sun newspaper, citing a study by Realty Studies at Arizona State University Polytechnic reported today, July 13, 2007, that Sun City and Surprise resales of homes were strong when compared to the same month last year.Sun City Arizona home resales were 115 homes in June 2007 compared to only 75 resales in 2006.Surprpise Arizona home resales were  255 homes in June 2007 compared to only 175 resales in 2006.I said in my post on July 11, 2007 that I felt the consumer was regaining confidence and felt the market had bottomed out. Today's Arizona Republic quoted Associated Press, saying, "Prices are expected to bounce back next year...". This is good news to the current owners and sellers of homes in Sun City, Sun City West and Surprise Arizona. The days to sell have also started to drop.Existing home sales prices are expected to gain 1.8% in 2008.In addition, the Mortgage Bankers Association, in its June survey, announced that total new home loan applications increased 1.1% last week. Summer is here!  At last the coffee I left in the car is still as warm at 5:00PM as it was when I left it there in the morning.Besides heat, Summer brings some other nice things to Sun City. The quail babies don't hatch before the days are in the triple digits. The pace of life slows a little with the rise in temperature. When you feel a little warm, take a dip in one of the seven community swimming pools. During the hot summers, even the crazy "zonies" like me who like hot weather like to get away once in a while. One of my alltime favorite places is Montezuma's Castle.Montezuma's Castle is slightly more than one hour north of Sun City and Phoenix on I17 in the Verde Valley. It is just a few minutes off of the freeway, accessible to most, with easy trails and great places to take pictures.Originally built by the Sinagua (Spanish for "without water") indians, the ruins are a 20 room cliff dwelling. The dwelling is high enough to protect the original residents from enemy attack or flood waters from the little stream below, but close enough to give today's visitors a good view. In Cathrine Reagor's column in todays Arizona Republic, it was reported that housing prices were stable, indeed flat in Arizona at this time.Good news? You bet! Our neighbor to the west has some real problems in the resale real estate market. Ms. Reagor announced that 22 out of 26 home markets experienced price decreases. Arizona real estate remains a bargain for a metropolitan area of its size.Also reported was that fixed rate mortgages are creeping up to an average of 6.42%. Keep in mind that rates were over 8 in 2000. Some of us can remember home mortgages with credit card interest rates. Back when I was in college (during the war, the North was winning) rates were 7.5 + points. Yesterday, the Department of Labor announced that the number of new jobs created in May was almost double the number created in April.This is good for the outlook for sales of both family homes and retirement homes. Today, I took my grandson to one of the Sun City community pools. While watching him, I thought of the many who never had kids and grandkids. They were the ones we honor  today.So, where are the heros you ask? I live and work with many of Tom Brokaw's "Greatest Generation" It is easy to remember Memorial Day, and Veteran's Day too, when you see these heros daily. Here in Sun City, we have many remaining veterans of WWII. We also have veterans of the Korean War. Now that they are getting old enough we are proud to welcome also the veterans of Viet Nam. In the May 12 issue of Arizona Republic, sydicated columnist Ilyce Glink said that listing agents should not use lockboxes. Each showing should be accompanied by the listing agent, that this is how they should justify the commissions charged.Since I feel that the best thing a listing agent can do is not stop buyers from buying the home, I think this is the best reason to use the lockbox. We live in a society with 2 income families. We have a "profession" with part time agents and agents of minimal competence. I am still waiting for a return call from March 2006 on a home listed as call listing agent to show. With so many homes for sale in Sun City, Sun City West and Surprise without the lockbox we would be at a great disadvantage, as buyer's agents and as seller's agents.Comments anyone?

Arizona now allows the seller to purchase a Third Party Disclosure to provide to prosective buyers. The main difference or enhancement to the Arizona Association of Realtors Seller's Property Disclosure form is that the report provider will search public records and maps for ustable soil conditions, undisclosed underground tanks, superfund and toxic plumes in the aquifers.Realtors all have access to most of this data. I can only see benefit to the soil condition reports, and that is tempered by the fact our maps are old, out of date, and inaccurate. We have seen all of the flack about Zillow. Will it ruin Realtors?  Will it be the next best thing? Should Zillow have an appraiser's license?How about this just in from Cnet, a tech news blog. If you don't like the Zestimate, go to Zillow and tell them you have an extra bedroom. An article in today's Arizona Republic, http://www.azcentral.com/business/articles/0504biz-money0504.html, says Private Mortgage Insurance is now on the comeback.Since the market is adjusting, and the news is all bad on option arms, 100% subprime, piggyback loans,ie 80/10/10, and all of the other creative programs PMI is no longer a bad word.Some of us can remember when there was FHA, VA, and 80% conventional loans only. What a revolution when PMI came about. Someone with as little as 5% could buy a home! We will continue to have many more programs than we did then, but now PMI is becoming an economic option again. For those of you not fortunate to have a home in Sun City, I thought I would post a few pictures.This has been a warm winter with not much rain. The compensation for this is that this is the best year in the last ten that I can remember for cactus flowers. Unfortunately, the desert wildflower season is poor due to the lack of rain.About the only thing prettier than the flowers in Arizona is the sunsets. I'll try to post a sunset photo soon.
