Are Home Prices Going Up or Down? That Depends…Media coverage about what’s happening with home prices can be confusing. A large part of that is due to the type of data being used and what they’re choosing to draw attention to. For home prices, there are two different methods used to compare home prices over different time periods: year-over-year (Y-O-Y) and month-over-month (M-O-M). Here's an explanation of each. Year-over-Year (Y-O-Y): This comparison measures the change in home prices from the same month or quarter in the previous year. For example, if you're comparing Y-O-Y home prices for April 2023, you would compare them to the home prices for April 2022. Y-O-Y comparisons focus on changes over a one-year period, providing a more comprehensive view of long-term trends. They are us...

This Real Estate Market Is the Strongest of Our LifetimeWhen you look at the numbers today, the one thing that stands out is the strength of this housing market. We can see this is one of the most foundationally strong housing markets of our lifetime – if not the strongest housing market of our lifetime. Here are two fundamentals that prove this point. 1. The Current Mortgage Rate on Existing MortgagesFirst, let’s look at the current rate on existing mortgages. According to the Federal Housing Finance Agency (FHFA), as of the fourth quarter of last year, over 80% of existing mortgages have a rate below 5%. That’s significant. And, to take that one step further, over 50% of mortgages have a rate below 4% (see graph below):Now, there’s a lot of talk in the media about a potential foreclos...

Oops! Home Prices Didn’t Crash After AllDuring the fourth quarter of last year, many housing experts predicted home prices were going to crash this year. Here are a few of those forecasts:Jeremy Siegel, Russell E. Palmer Professor Emeritus of Finance at the Wharton School of Business:“I expect housing prices fall 10% to 15%, and the housing prices are accelerating on the downside.”Mark Zandi, Chief Economist at Moody’s Analytics: "Buckle in. Assuming rates remain near their current 6.5% and the economy skirts recession, then national house prices will fall almost 10% peak-to-trough. Most of those declines will happen sooner rather than later. And house prices will fall 20% if there is a typical recession.” Goldman Sachs:  “Housing is already cooling in the U.S., according to July data t...

The Scottsdale Airport has a rich history that dates back to World War II!  It's never been a commercial airport, but is an International Airport.   Pictured above are all Hall of Fame recipients for 2023.  Originally known as the Thunderbird Airfield #2, this airport included an airstrip, hangars, classrooms and dormitories.   The airport was a training field for 5500 Army pilots from 1942 - 1944.   The Scottsdale Airport has made improvements over the years as private plane owners arrive for all of the major events held in Scottsdale.   According to this article from Airport Improvement Magazine, In 2019, a 23,800 square foot Aviation Business Center opened htat includes a new restaurant,  airport administration offices, Thunderbird Veterans Memorial, two banquet spaces, US Customs an...

Just yesterday, my friend texted me with the exciting news that her offer was the winning bid in her home state of Oklahoma!  She lives here in Cave Creek, Arizona, but her daughter will be attending school in Oklahoma.  She tasked me with finding an agent to help her.   ActiveRain to the rescue.  Scouring the list of agents in the leaderboard made it easy to find an agent in her desired city.  After contacting the agent, he explained his wife is also a loan officer.  Normally a conflict, he explained that others have given her high marks for her lending and customer service.   Armed with this knowledge, I reached out to my friend.  The connection was made and in 2 days, the house is now under contract.  It's a real charmer and completely remodeled in an excellent area.  Because my frie...

Today’s Real Estate Market: The ‘Unicorns’ Have Galloped OffComparing real estate metrics from one year to another can be challenging in a normal housing market. That’s due to possible variability in the market making the comparison less meaningful or accurate. Unpredictable events can have a significant impact on the circumstances and outcomes being compared. Comparing this year’s numbers to the two ‘unicorn’ years we just experienced is almost worthless. By ‘unicorn,’ this is the less common definition of the word: “Something that is greatly desired but difficult or impossible to find.” The pandemic profoundly changed real estate over the last few years. The demand for a home of our own skyrocketed, and people needed a home office and a big backyard.  Waves of first-time and second-ho...

Memorial Day is a holiday weekend celebrated with gatherings of friends and family.  Barbecues and outdoor get togethers are a welcome beginning to summer vacations. But the day is meant for a different celebration.  Memorial Day, originally known as Decoration Day, is a dedication to those who have given the ultimate sacrifice so that we can enjoy the freedom that is so well known around the world.    Some of the best speeches about the reason for the holiday are by Ronald Reagan.  This year while contemplating this post, I happened upon a site I had never heard of before, Taps Across America.  Taps Across America is an organization created in 2020, sponsored by Taps for Veterans, founded in 2012.    Taps for Veterans  was formed to provide buglers for veterans memorial services.   Due...

An article in REALTOR® Magazine inspired me to write this post, thanks to my friend and fellow NAR GREEN Designee, Craig Foley.  The article  is a reminder of all that I've learned since 2008 about selling high performance homes.  The process is different and requires expanded education to market, sell, and garner more value for this unique homes.    Read on to see why and how the process is different. In June, 2010,  a form was created to serve as an attachment to appraisals.  The form is now six pages long and is very comprehensive.    Why was this form created?  What information is added to the form?  Where is it housed?  Who created this form?    The form was created to account for the many features included in a high performance home.  What is a high performance home?  Homes with f...
