Get Ready for Smaller, More Affordable HomesHave you been trying to buy a home, but higher mortgage rates and home prices are limiting your options? If so, here’s some good news – based on what Ali Wolf, Chief Economist at Zonda, has to say – smaller, more affordable homes are on the way: “Buyers should expect that over the next 12 to 24 months there will be a notable increase in the number of entry-level homes available.” In some ways, smaller homes are already here. When the pandemic hit, the meaning of home changed. People needed the space their home provided not only as a place to live, but as a place to work, go to school, exercise, and more. Those who had that space were more likely to keep it. And those that didn’t were in a position where they were trying to sell their smaller h...

Mortgage Rates: Past, Present, and Possible FutureIf you’re hoping to buy a home this year, you’re probably paying close attention to mortgage rates. Since mortgage rates impact what you can afford when you take out a home loan – and affordability is a challenge today – it’s a good time to look at the big picture of where mortgage rates have been historically compared to where they are now. Beyond that, it’s important to understand their relationship with inflation for insights into where mortgage rates might go in the near future.Giving Context to the Sticker ShockFreddie Mac has been tracking the 30-year fixed mortgage rate since April of 1971. Every week, they release the results of their Primary Mortgage Market Survey, which averages mortgage application data from lenders across the...

This month's challenge for September involves writing a series of blogs.  And of course my topic is energy efficiency!  This is a part of real estate that I LOVE to share as everyone can benefit, including my friends in real estate!   There are so many differences in homes these days because we've never had a more diverse housing stock.  Homes in today's housing supply run the gamut - from extremely inefficient very old homes to net zero!  Homes that use a ton of energy to homes that produce as much energy as they use.  To be fair,  you'd have to know what features are in an Energy Efficient Home. An energy efficient home can be a new home but can also be an existing home that has received energy efficient retrofits.  To be energy efficient, a home needs:To use less energy than other ho...

- Scottsdale Luxury Home Market Performance for July 2023 - Activity tapered off again during the month. As I mentioned last month, this is due to seasonality and homeowners taking their homes off of the market during the summer months. But, we did see some mixed good news with pending contracts. This analysis covers the luxury home market in Scottsdale. We track four sales statuses on a monthly basis and have broken them down into price ranges to provide more detail. - JULY 2023 - Scottsdale Homes Priced Between $1,000,000 - $1,499,999 - Active Scottsdale Homes on the Market: Inventory has been steadily falling since January. We are well below the 12 month average of 214.- UCB Scottsdale Home Sales: UCBs fell in July to close out the month with 34 in the pipeline.- Pending Scottsdale H...

- July 2023 Scottsdale Homes for Sale and Home Sales - July was a slower month for the Scottsdale real estate market. This is not surprising as we usually see a slowdown in sales activity during the hot summer months. However, low inventory and higher interest rates may also be contributing as well. SCOTTSDALE HOME SALES ACTIVITY – JULY 2023 Every month, we track the following four sales statuses: - Single-family homes for sale - Orange Line - How many homes were on the market at the end of the month. - Under contract, but accepting backup offers (UCB) - Gray Line - The number of homes in UCB status at the end of the month. - Pending home sales - Yellow Line - How many homes were in pending status at the end of the month.*- Home Sales - Blue Line - The number of home sales during the mo...

The term Baby Boomer is actually an endearing phrase for me since I am one of them!  I remember somewhere in my mid-20's hearing of the term "baby boomer" and thought it was pretty cool to be in that generation.  But what does it mean?   Most people recognize baby boomers as having been born after World War II, from 1946 - 1964.   Trying to imagine what that time period was like immediately after a World War isn't like sharing factual information.  But from what I read, armed forces were back at work, production hit a high point, and a LOT of babies were born!   In 1946 alone, 3 million of them!  That noticeable increase in birth rate is the reason baby boomers ended up with that title! But boomers were labeled as such in other countries, too.   I remember a time of "affluence," growing...

Today, a trusted vendor sent me a video to a well-known inspirational professional speaker.  That speaker shared a video from Earl Nightingale.  Listening to that YouTube video took me back to my days in the insurance business.  My "boss" would listen to those tapes in his car and his office.    The insurance office was located on the top floor  in what was once a cotton trading section of the building.  The ceilings must have been 25' tall, reminding me of a time in the early 1990's when I visited the New York Stock Exchange on Wall Street.  It was a feeling of being in an important place, at an important time.  But I digress! The top insurance agent for whom I worked was an avid listener of Earl Nightingale.  He would travel Western Kansas, selling insurance policies to farmers.  Thes...

Housing Market Forecast for the Rest of 2023 [INFOGRAPHIC]Some Highlights Want to know what experts say will happen in the rest of 2023? Home prices are already appreciating again in many areas. The average of the expert forecasts shows positive price growth. Where mortgage rates go for the rest of the year will depend on inflation. Based on historical trends, rates are likely to ease as inflation continues to cool. Even though low inventory continues to be a challenge, experts project 5 million homes will still sell this year. That pace should pick up if rates come down.

Four Ways You Can Use Your Home EquityIf you’re a homeowner, odds are your equity has grown significantly over the last few years. Equity builds over time as home values grow and as you pay down your home loan. And, since home prices skyrocketed during the ‘unicorn’ years, you’ve likely gained more than you think.According to the latest Equity Insights Report from CoreLogic, the average homeowner has more than $274,000 in equity right now. That much equity can help you achieve certain goals. In a recent article, Bankrate elaborates: “While the pandemic created serious challenges, the silver lining for anyone who owned a home was the sizable equity gain. Understanding how home equity works, and how to leverage it, is important for any homeowner.”Here are a few examples of how you can put...
