Buyer Guarantee:We make each agent sign on the dotted line right along side of you. This makes the agent work harder for you. Have you ever heard of a hard working agent that gets paid no matter how little work they do? That's how most brokers work. Not at AZCO Properties, we want you to know we have to work harder to get you the most house for the money. If we don't do our job correctly, it costs us money. Try asking another broker to promise that!Home Buyers, we at AZCO Properties guarantee you will pay 5% below the original list price using our buyer services or AZCO Properties will pay your closing costs! As simple as that.  Some Of Our Guarantee Details: List price refers to the original list price from the first day the property is listed on the MLS excluding all price reductions...

In Phoenix only 29% of all homes listed on the MLS sold in less than 30 days.Did you know if you list your home on the market and it does not sell in 26 days you have a 96.4% chance you will lower your list price by as much as 15% over the next 90 days in order to sell the home. This price most likely will be lower than what the original list price would have been if you listed at the right price. If your property is not priced correctly from the start of the listing, no matter how much marketing is done, the house will not sell or offers will come in substantially below your list price. Because of the fast pace market in 2005, when a property sits on the market longer than 30 days, buyers begin to ask why it hasn't sold or assume there are potential problems with the home.Learn why AZC...

One of the great things about the Phoenix metropolitan area is the abundance of unique weekend destinations for both food and fun. While I love all that my home city of Scottsdale has to offer during the week, I like to load the family into the car on the weekend and visit one of the many attractions that the rest of the Valley has to offer.Previous editions of my blog have followed the Slaybaugh family to Schnepf Farms in Queen Creek and to the higher country of Sedona and Prescott. Today, we are going to pay a visit to a wonderfully bucolic landmark smack dab in the middle of Phoenix. The Farm at South Mountain is one of my favorite spots to enjoy healthy breakfast fare which consists of fresh local produce, herbs, citrus and dairy. I wolfed down the Southwestern breakfast burrito wit...

It's the end of the month, so that means it's time for my monthly McCormick Ranch Real Estate Market Report. In keeping with the spirit of the holidays, let's see who was naughty and who was nice this month. The evidence does not come in the form of presents nor stockings filled with coal, but rather consummated home sales and expired listings. There are currently 132 active single family homes for sale in McCormick Ranch. These properties average 2498 square feet, a list price of $730,822 and 129 cumulative days on the market. The average price per square foot for these listings is $292.56. There are currently 5 pending sales (contract has been successfully negotiated, but has not closed escrow yet) in McCormick Ranch. These properties average 2440 square feet, a list price of $623,800 ...

The calendar on the wall tells me that it is December 27th, so that can only mean one thing. Actually, that can mean many things, but let's focus on the agenda at hand.  It's resolution time.      I have already laid out a paradigm shift that I will employ in my personal life for the coming year, and now it is time to address the additional goals and changes that are in store for yours truly. 2008 will be the year that I employ dramatic pratfalls while showing my listings. The object is to keep the buyer in the house as long as possible, right? We'll be there for an extra half hour as they wait for me to regain consciousness from the Triple Lindy I perform in the foyer.  I will shave my head and join the local Hare Krishna chapter before spending another dime on fruitless newspaper adve...

Downtown Scottsdale Loft and High Rise Condo TourUnlike most tours we actually get off the bus and check out the hot urban high rise condominiums and loft condos available in Phoenix, Scottsdale and Tempe.  Last month we visited Downtown Scottsdale and featured properties like X Wine Lofts, Scottsdale Waterfront, Safari Drive Lofts, and Optima Camelview Condominiums.Tour attendees received a "tour booklet" full of information on each community including stuff like development history, current sales prices and cost per foot analysis. We also shared our personal opinions on the various urban communities; what we like and what we hate about each. Not only do we sell a lot of loft condos, high rises, brownstones and row houses, but we also LOVE the product.  We love it, we sell it, and we own...

Paseo Village was one of the first subdivisions developed in McCormick Ranch, Scottsdale's first master planned community.  Construction began in 1973 and continued through 1982.  Suggs was the name of the builder that would become synonymous with this neighborhood, but several others built here as well, including Camelot (Hancock).Sitting just Northeast of the Hayden/Indian Bend intersection, the Paseo Village area is often referred to as the "South Ranch."  Homes here are highly affordable by McCormick Ranch standards, and are notable for slump block construction.  These properties primarily feature asphalt shingle or flat roofs, but there are vaulted ceilings with tile roofs in the area, as well.  Northern Section of Paseo Village (East of Hayden Road)In a subdivision which includes ...

Palo Viento 2 is a McCormick Ranch subdivision long revered for its proximity to the McCormick Ranch Golf Course.  It boasts a combination of production homes and custom homes.  Located immediately South of the Via De Ventura and Via Linda intersection, the majority of the neighborhood was developed by Camelot Homes (later known as "Hancock") in the late 1970s.  Like it's sister subdivision to the North, Vista De La Tierra, models included:   The Regal: Approx. 2004-2109 square feet, 3-4 bedrooms, flat ceilings. The Monarch:  Approx. 2274 square feet, 3 bedrooms (den option), flat ceilings. The Windsor:  Approx. 2364 square feet, 3 bedrooms, partial vaulted ceilings. McCormick Ranch was the first master planned community in Scottsdale, AZ.  Development began in the early 1970s in what is considered the South Ranch today, near Hayden and Indian Bend Rds.  These early McCormick Ranch properties were built primarily by Suggs. As development of the Ranch progressed, new subdivisions began to sprout up further north in the late '70s.  Camelot, Dix and Golden Heritage were prominent builders along the Via Linda corridor between Via De Ventura and Hayden Rd. Vista De La Tierra was developed by Camelot Homes (later known as Hancock).  Encompassing N. 80th Place on the South, Del Caverna on the North, and bounded by Via Linda on the East and Rotary Park & Gainey Ranch on the West, the homes in this subdivision marked a sharp departure from earlier McCormick ...

Top secret inside information. Everyone in Scottsdale wants it. Whether it is the neighbor in financial difficulty that has hinted it might be time to sell or the allure of the untapped gold mine of the foreclosure market, it is largely held that the best deals are found in the margins. Those hidden niches in the Scottsdale Real Estate market that are tucked away from competing buyers.   Foreclosures, pre-foreclosures, auctions, short sales ... anything which is hidden from the prying eye of the Arizona Regional Multiple Listing Service (ARMLS) is in high demand. Why? Because this is where you find the smoking buys, right? Right? Not necessarily. I find that the best values are typically hiding in plain sight. It is not simply knowing where to look, but more importantly, knowing wha...

On a chilly evening by Scottsdale standards, my family and I were treated to a sneak peek of the holiday festivities at the McCormick-Stillman Railroad Park in McCormick Ranch last night. Open to park members with an annual pass, I haven't felt so VIP since an old college buddy worked the door at a nightclub. Okay, so maybe it wasn't as exclusive as I make it sound, but there were a few famous and semi-famous faces in the crowd.     What a production it was! For a very rare treat, the train was running at night. In fact, two trains were in full swing in addition to the miniature live steamers to accommodate the throng. The last time I saw this many families with small children in one place, Dr. Seuss was on call for medical emergencies.     With the air of excitement that comes o...

Think nothing is selling in today's market?  Think again!  With the right marketing plan, pricing, staging, and ... ahem, Realtor, it is not only possible, but imminent!  Here is one recent success story.                                        8101 E. Morgan Trail, Scottsdale AZ 85258 - SOLD  Despite the struggles of the market at large, you own a home in perhaps the most sought after planned community in Scottsdale.  While it is true that even the McCormick Ranch market has felt the effects of the general slowdown in the industry, properties are still selling.  The above referenced home is a case in point.  Further, with the looming migration of our seasonal visitors upon us, we are poised to blow the doors off a sluggish market.  Many of these visitors have resisted purchasing during ...

As one of the most sought after communities in the entire Phoenix metroplex, McCormick Ranch has long attracted new residents.  Like virtually all of Scottsdale, barring the far northern reaches, though, there is precious little buildable land.  There are one or two vacant lots scattered about the various subdivisions which comprise McCormick Ranch, but no new single-family home tracts in sight. There is, however, one new townhouse development that is currently under construction. Veritas of McCormick Ranch will be located in the southern portion of McCormick Ranch on Via Paseo Del Norte.  Featuring 36 "villas" between 1500 and 2000 square feet, the development lies in Paseo Village.  This development will inject new life into an established neighborhood of homes which were predominantl...
