I have to say that I am not a huge country fan. I don't choose to listen to it, but I don't moan and cover my ears when I hear it either. When some friends of ours wanted us to join them for an evening of live country music I figured I'd give anything a shot. So on a Saturday night my husband and I headed to the San Tan Flat in Queen Creek with our toddler and preschooler and some family friends not sure what to expect. Queen Creek Arizona gets an introduction to the Pinal County C.O.P. program. This week's intro meeting to Queen Creek area ccitizens showed a strong interest in the "Cop on Patrol" Program. Schnepf Farms I spent most of the afternoon surfing the internet just looking for "Fun" things to do while the kids are out of school.  The last time I was at Schnepf Farms was to the Peach Festival in May 2006.  We had a wonderful time...it was so much fun showing the kids the country / farm.  After all my children are city kids and it was great seeing them get dirty.  At Schnepf Farms website they list an events calendar and  for the month of June they have scheduled:  u-pick it peaches, apricots, plums and ana apples.  I'm so excited my family is visiting at the end of the month...that means more city kids are coming, I can't wait to see the nieces and nepthews play on the farm too!When you visit the Schnepf Farms website you will find there summer hours and days they are open along...

The news is not all bad, however, the number of sold homes is increasing and new listings are decreasing. The resale home market in Pinal County is turning around. The area southeast of Phoenix recorded 1,680 sales in the first quarter of this year, according to Arizona State University Realty Studies. That's up from 1,145 sales in the fourth quarter of 2007 and only 625 in the third quarter. Measured month-to-month, the numbers are equally positive. The area had 465 recorded sales in January, 600 in February and 620 in March. This activity is close to the record 1,785 sales in second-quarter 2005. The Queen Creek area accounted for 39 percent of the resale activity, followed by 18 percent in the Maricopa area and 15 percent in the Apache Junction area. Peach season is coming to Arizona! May 2, 2008 begins peach season at Schnepf Farms in Queen Creek Arizona. There are peach pancake breakfasts, sampling pavilions, demonstrations by chefs and plenty of peaches for picking. Saturdays and Sundays from 7:30am to 5pm until May 31st. They have been growing peaches for about 40 years and all the peaches at the farm are organic. The farm is closed during the week to allow fruit to ripen for the following weekend. Here is an interesting article from the East Valley Tribune- Q.C. resident's proposal would tackle blight. In the Maricopa County portion of Queen Creek that makes up a majority of the town limits, there were 247 foreclosures between January 2007 and January 2008. There are currently 281 houses in foreclosure in the same area, according to real estate data analyst Tom Ruff with Glendale-based Information Market.Queen Creek resident Chris Clark is proposing an HOA Congress to try help combat the problems realated to the high number of forclosures including weeds, green pools and vandalism.If you take a drive down any street in the Valley- it is not hard to pick out the homes that have been abandoned- the homes are overgrown with weeds.

The current real estate market conditions favor the buyer at this time.  As of April 2, there are 2091 single family homes for sale in Queen Creek. There are 390 pending sales and 232 homes were SOLD in  Mar 2008.  The highest priced home to sell was $615,000, located in Montelena- this is a 5765 sqft basement home built by Beazer Homes.  The lowest price home sold for $76,400,  1168 sqft, located in Subdivision of Superstition Views.      The current absorbtion rate of single family homes (inventory of homes) for Queen Creek is 9 months.           In Mar 2008 the median single family home price in Queen Creek was $177,372 compared to $257,710 in March 2007 a decrease of 31%.
