Monsoon Madness is the only place to be in Queen Creek when July temperatures soar. One word sums up the weather in Queen Creek Arizona... "HOT" so each year the town of Queen Creek holds its anual "Monsoon Madenss" event held at Founders Park, 22407 S. Ellsworth Road, Queen Creek AZ. The event kicked off at 9am on Saturday morning with the termperature starting in the high 90's and reaching above 105 degrees by mid day. This was my latest conversation with a negotiatior at GMAC.  Oh, and did I mention that I represent the seller? They give us barley 30 days to close......I beg for more but the negotiator doesn't budge.  The buyer is financing with a USDA loan and the lender that the buyer has chosen is notorious for never closing on time.  Now we're 9 days from closing, and the file won't be out of underwriting until early next week.  Then it has to get turned around to the USDA for a few days.  There is just no way! What's a girl to do? The negotiator is telling me to find another buyer! Like I can just tell this one, "sorry, it's just not working out anymore?!" We're in escrow! This certainly is a crazy market we are experiencing right now, especially in the Pinal County, Queen Creek Arizona area or San Tan Valley as it has just been named. Home prices have been hit hard and foreclosures and short sales dominate the market out here. I was out with one of my buyer clients today. They are a retired couple looking for a single family home in this area for under $100,000. The husband is a retired Pastor. Today we viewed 10 single level homes, and it is home number 7 on our tour that simply stopped me and my clients in our tracks. You see most foreclosure homes are expected to be, well not turn key. There were a total of 445 closed sales from August 1st to January 31st in 2009 compared to 311 in January 1st to to June 30th of 2008. The average selling price for that period was $233,675 compared to an average selling price of $267,992 for the same period in 2008, a percentage drop of 13%. The average sales price per square foot was $82.52 compared to $104.48 for the same period in 2008. The average number of days a house was on the market was 85, compared to 108 days for the same period in 2008. Currently there is a 3.6 month supply of inventory with 265 houses on the market for sale as of 07/09/09. If everything goes as planned, the residents of Queen Creek could be preparing and shipping their holiday packages from inside a new and spacious post office.The land was deeded to the postal service by the Town of Queen Creek and construction in now well on its way towards completion of the new 26,000 square-foot post office, located just south of Ocotillo Road on the west side of Ellsworth Loop Road in Queen Creek and is expected to be complete by the end of the year. Thanks to recent growth in the town and surrounding unincorporated areas, Queen Creek’s small post office has more than three times the customers today than it did five years ago. Acacia Properties is advertising the gated, custom home community, The Pecans (Power Road & Chandler Heights) in Queen Creek.  You can find their big green signs at several intersections in Gilbert and Chandler and they're certainly eye-catching.  I've been driving by this sign near my home for what seems like forever.  The first time I saw it, I thought "Wow, that's a kinda creepy way to advertise a cemetary."  It took a couple more drive-bys to see that it was actually advertising The Pecans (as in Pecan Trees and a beautiful 260 acre community set in a Pecan Grove, by the way.) The competition for desirable homes under $150k sales price has increased dramatically over the past several months. Multiple offers above list price are not uncommon. It is important to note that the buyer/borrower is still “protected” by the appraisal. Re-negotiations even on bank owned properties normally seem to end up setting the new purchase price equal to the appraised value. The appraisal on FHA and VA loans stays with the property for 6 months. Also, the new national appraisal ordering system for all Conventional appraisals keeps the seller from wondering if the buyer and “his” appraiser are working together to get a lower sales price. Currently there are 10 homes for sale in Sossaman Estates and offer prices range from $230,000 to $369,000.  There are 12 homes in a pending status heading towards a close of escrow if all goes well for these buyers and sellers  -- those prices range from $180,000 to $339,000.  Since March 26th of this year -- Sossaman Estates has had many new residents come into the neighborhood - because 25 homes sold!  Of the 25 homes that sold: Those sold prices were from $180,000 to $335,000.  Our average sale price in Sossaman Estates was: $259,000...average sqare footage was 3377 which sold at about $78 a square foot...That average days these homes were on the market the past 3 months was:  114 days.

Parts of Queen Creek are now San Tan Valley In the beginning there was Queen Creek, an incorporated city in Maricopa county.  Then as the area around Queen Creek grew and grew, expanding beyond the city limits of Queen Creek, it was still called Queen Creek. At least that is what the postal address would lead you to believe. However, it was really Pinal county, not Queen Creek, but your address would say Queen Creek.
