This horse community, located in Queen Creek, near the Gilbert, AZ border. This neighborhood features homes with at least 1 acre up to 5 acre parcels. There have been 5 recent sales, ranging from $690,000 to $860,000. Currently there are two homes on the market, and two others "pending". This is also irrigated horse property, which saves you a ton of money. I live in this community and spend around $500 annually in irrigated water. The land is amazing, the dirt easy to dig in, no red clay here. The sky was approaching twilight as I was driving home in my couldn’t get cash-for-my-clunker, listening to my am radio, missing my satellite network because I still can’t afford any extras. The soothsayers were jubilant that the unemployment numbers for July pointed to fewer people without jobs and as a result the markets rallied. Earlier this week the core Personal Consumption Expenditures, or PCE: a reflection of our spending power, excluding food and gas, reported a modest increase and put some teeth into the report that we are out buying stuff again.     Ok – so for the most part most banks had ended their moratoriums at the beginning of spring.   In my market Queen Creek/San Tan Valley, 95% of home sales results from a REO (bank owned foreclosure) or a short sale (owner owned pre foreclosure).  As a result of the moratorium, REO’s slowly disappeared and short sales began to pick up.  Even the lenders were banging out short sale approvals more quickly.  And, for those of us that don’t list REO’s having listings that sell in this market is a great feeling!   So, my listing’s were selling, getting offers within 8 hours of hitting the market. As a result, I knew we were under priced.  I started increasing my listing prices. And guess what?  Even they sold in 8 hours!!!!    Now, I’m a little miffed.  The buyers are really getting frustr...

The Johnson Ranch - Queen Creek Real Estate Market has Exploded with bidding wars occurring on most properties. But that is not to surprising when you know that the bank owned foreclosure homes are priced from $63,000 for a 1442 sq.ft 3 bedroom, 2 bathroom single level home.
