Recently, I read a well deserved featured post "Could you do me a favor if you're able?"  This well written, succinct post written by Dana Hollish Hill, Bethesda, Maryland, is asking agents to please use the features within their MLS to display homes that are potentially wheelchair assessible, among other needed features. Spot on!  That's a huge issue with almost any niche type of search in any MLS.  When those features aren't available, the search takes MUCH longer, making it difficult to find the right homes for those deserving the features. Be dilligent when listing homes for sale.  Make sure to look for every feature, not just how many bedrooms and bathrooms exist.  Noticing every feature will put more eyes on your listing and that visibility just might help it sell faster. Finding ...

Here's The Greater Phoenix Area Real Estate Market Snapshot For February 2021!We're back with another look at the Greater Phoenix Area Real Estate Market, this time with residential data for the month of February 2021. While new listings increased slightly with 8,074 new homes for sale entering the market the past month, it's 6.3% lower compared to the same time last year. Active listings continued to be low with a 8.7% drop from the 8,088 inventory in January 2021 to the 7,379 homes for sale in February 2021. And yes, you have the right idea in mind- monthly sales continue to rise with February 2021 posting 7,250 home sold. The Cromford Report: Inventory Remains Low While Median Sales Price & Luxury Sales Are Up!Rent or buy? The age old question remains but perhaps current circumstances make it easier to make a decision favoring purchasing over renting a home. The Phoenix housing market, like a lot of other markets around the country, is experiencing a serious inventory shortage and increasing sales.  Both of these are putting extreme strain on the housing market.Buyers should have considerable downpayments and cash is better.  Provide favorable terms to a seller to compete with others.  Ask the listing agent in advance what terms and closing date are acceptable to a seller.  Asking for a home warranty plan in a purchase offer is a negative to the seller, reducing their net proceeds.  Work to provide the best offer to a seller to be competitive. The following reports are provided via subscription to the Cromford Report. Ahwatukee Customs is a neighborhood within Ahwatukee near the scenic Ahwatukee Foothills.  These homes are on larger lots than average and typically over 3000 square feet.  This  area is a bedroom community of Southeastern Phoenix .The origins of the city name, "Ahwatukee" are supposedly derived from one of it's earliest inhabitants, Helen Brinton. Phoenix Metro Area Housing Market Is Hot, and Will Stay Hot In 2021!     The Phoenix Metro area ranks as the #6 hottest housing market in the U.S. positioned for growth in 2021. Here's A Good Look At The Greater Phoenix Area Real Estate Market Snapshot For December 2020!The last month of 2020 capped off a year that might be remembered for a while for hosting quite an exciting period marked by low inventory and low interest rates. While the 7,787 new listings for November 2020 was a bit higher than the 7,635 properties December 2019 posted, December 2020 went below further with only 6,599 new listings coming in for the month. Last month's active listings then unsurprisingly only registered 5,356 properties expected to last 0.56 months. The Cromford Report On The CARES Act, Eviction Moratorium, Homeownership And Renting In The Phoenix Metro AreaThe 2020 global pandemic highlighted all the more the advantages of homeownership over renting. While renters remain at risk of eviction for missing just at least one rent payment, homeowners usually miss more than one monthly payment before a lender files a Notice of Trustee Sale- and that's under normal circumstances in Arizona. New inventory are way down this past month- October 2020 saw 10,739 new homes for sale come in but November 2020 only gained 7,787 new listings. The Phoenix metro area continues to feel the effects of limited inventory, rising prices and multiple offers for home sellers.  Watching the market continuously is an understatement as buyers anxiously wait for their dream to become a reality. Reports are provided courtesy of my susbcription to the Cromford Report, a source I rely heavily due to their timely and numerous reports!  Please don't duplicate or share without written permission.  Active homes for sale as of week 45, November 7, is down 40% year over year for the same week. The Greater PHX Area Real Estate Market Snapshot For October 2020 Is Here!And we're once again back to crunch the numbers generated by the Greater Phoenix Area Real Estate Market for the past month. The number of homes for sale continue to steadily rise with 10,739 new inventory and 7,642 active listings posted for October 2020, up from the 10,290 properties and 7,454 listings seen in September 2020.
