"SPURned" the San Antonio SPURS head back to San Antonio with round 2 of the western conference NBA semifinal playoff series tied 1-1 against the Phoenix Suns.  Today's game was awesome...the crowd were on their feet for just about the entire game and moreover as a show of support for none other than Mr. two time MVP, Steve Nash - fans came out with band aids covering their noses after what happened to Stevie in Sunday's game.So Phoenix fans, we need your full support...are you bleeding orange????Cheers,Uzi HusainArizona Realtor, serving Goodyear & The Phoenix metropolitan area

Shopping for a mortgage?  Good for you!  Most originators in today's marketplace are order takers or paper processors and offer you little or no value. They operate as functionaries, and as such, are in your way to affordable mortgage terms. If you are going down the path to find the absolute best mortgage terms, good luck!  You'll probably end up with the least competent loan originator who can ultimate costs you thousands of dollars.READ:  You'll NEVER get the lowest rate on your mortgage.I know why you, the Arizona mortgage shopper, are doing this.  Mortgage loan originators in Arizona are as plentiful as dead scorpions in your garage in August (and about as useful, too).  Be careful, though!  These little useless pests can sting you even though they appear to be dead. READ:  How Mor...

In today's Arizona Republic, Catherine Reagor's column reported that while foreclosures and mortgage delinquencies have increased in the Phoenix market this past year, but Arizona still ranks low overall in the nation on this metric. In fact, Arizona in the bottom 10 in the U.S.Reagor gives the large appreciation in the 2004-2005 period a great deal of credit in keeping the Arizona foreclosure rate as low as it is. She states the equity has allowed some homeowners to either sell even or with extra equity, or refinance out of costly loans into better long term solutions.I hope continued growth will also help. Maricopa county still has 300+ peoople moving here  a day! These folks are not going to live under a rock in the desert.  They will require homes. While the resale and new market ha...

I know this is not a real estate topic, but I wanted to discuss something bugging me since the last suns playoff game. I live in phoenix and I am a season ticket holder for the Phoenix Suns. I have been to plenty of games where Kobe Bryant or Dirk Nowitski are boo'ed when they come out or chanting "Kobe Sucks".... this is all in good fun. The teams greet each other with handshakes and bear hugs at the start of each game.In the 4th Quarter of last nights game Kobe Bryant was injured. I dont know his status now but I dont think it was that serious. Never the less, he was down, and obviusly in pain.... the minute they realized he was down, thousands of fans were on their feet, chanting and screaming, laughing and joking.Dont get me wrong... I am a die hard suns fans and cant stand Kobe Bry...

On Monday we heard from a Buyer's Agent that his Buyer was cancelling the contract based on an "Unfulfilled Loan Contingency".  This happens from time to time - but it's always important to carefully review the loan denial from the lender - and to dig deeper if it appears the original "pre-approval" should never have been issued. Based on further discussion with the lender and the explanation they provided for the loan denial, I drafted the following letter to the Title & Escrow company for my Seller's signature: In reference to the previous correspondence regarding the LSR and subsequent loan denial, I draw your attention to the following statement made by the Buyer's Lender. "In addition, we were using $600 a month income from rent received by the applicant's mother and we needed to d...

Yesterday before the game I volunteered with my husband and The American Muslim Women's Association (AMWA)  at the Watkins shelter for a meal drive. The shelter located off of 7th Ave and Watkins in downtown Phoenix is home to single women and families.  For sometime the shelter operated as an overflow facility and is currently undergoing construction. Nonetheless after food was served we got to tour the facility.  Those at the shelter are usually in a transient phase before they can get back into society and on their own feet.  We had children with us as well and I think anytime one can volunteer and help a fellow human being out there is something wonderfully rewarding about that.  So I urge you to go out and volunteer.  If not at the Watkins center, somewhere else, whatever you can d...
