One of my sellers is going into foreclosure and left his house suddenly.  The only problem is that he left his Lovable Dog "Negra" behind.  The pound has already been by to pick her/him(?) up but luckly wasn't able to find her.  Does anyone know of a no kill shelter in the Phoenix area that will take her?  I know this is a growing problem here in the valley but I know that if she goes to the pound they'll just put her to sleep without giving her a chance. Any thoughts or suggestions??? Thanks Alex

Beverly Hillbillies Mansion- Photo By Alan Light America is home to accidental millionaires.  These are they who didn't plan on becoming wealthy; it just, for lack of a better explanation, sort of happened. This is how an older friend explained it to me. "I arrived in town with hay in my ears. Bought some land way out there and then everyone else showed up. I didn't think this land was worth much more than I paid for it and next thing I know it's valuable." It is the law of supply-and-demand in action. Unless we can learn to harness lava flows or inexpensively build offshore islands, we simply aren't making more land. We're working with what we have here. As population increases, the available land decreases. This scarcity drives up the price. It's why we're seeing narrower lots or ver...

I was looking at the Phoenix Real Estate site this morning and I noticed this article about Real Estate Consumers Spending more time on major real estate sites.  It led me to think about whether that is a good thing or a bad thing.  Basically,  Realtor.com and Move.com announced that during May 2008, consumers continued to increase time spent searching real estate on the Move Network, including Realtor.com. The homes-for sale web site announced that recent year-over-year data from comScore indicated that minutes spent per unique user in May 2008 grew by six percent on REALTOR.com and by three percent on the Move Network as compared to May 2007. This was the fifth consecutive month of positive growth in user stickiness (engagement) as consumers remain on the sites longer researching real...

Historic Loft in Central Phoenix Orpheum Lofts | Downtown Phoenix This last weekend we did a condo and loft viewing binge, previewing for a client and just updating ourselves on the inventory.  We'll have additional posts focusing on several interesting projects in Central Phoenix, but there is one unit in one of the true lofts projects in Phoenix that just caught our attention.  It's a South East facing unit in the Orpheum Lofts in Downtown Phoenix. The Orpheum Lofts is a beautiful historic building with Art Deco architectural elements inside and outside, but you can read more about the details of Orpheum Lofts at RealEstateConfluence.com our blogsite which focuses on Urban Phoenix. I'd like to talk about a specific units which is one of several lofts for sale in Orpheum Lofts.  Beside...

In a recent ad for Portland Place Condominiums in Downtown Phoenix the copy reads: "Make Portland Your Home, Too.  Instead of second-guessing the market, we want to know what you think. We've removed the list price from three of our most popular models, so tender your offer today." You, as the buyer establishes the value that the property has to you.  Currently everyone establishes a value based on recent sold and the competing homes.  The price a seller sets is a result of looking at comparable properties.  In essence a buyer may look at the price suggested by the seller but still picks his/her own offer price based on seemingly similar comparable properties.  That price suggestion still directs the buyer to where the seller may want to be. In the case of a new property, a unique one l...

The north foothills of the Phoenix Mountains, the ones with Trail 100 and Piestewa Peak, has an area almost forgotten by the progress of the city.  It is characterized by open spaces, large lots and natural landscaping all while being in the middle of an ever expanding metropolis. Located south of Shea Boulevard to the Phoenix Mountains and about 36th Street to 44th Street, in zip code 85028 with Paradise Valley just to the East and South.  Large horse properties dot the land with mostly custom homes and some original mid century ranch houses.  This is a land unseen by many in the valley. If you drive into the area you'll feel as if on you were in the county, the old west.  There are no sidewalks, but you will see stables, barns and horse sculptures. On most days you'll see walker and c...
