Here's The June 2020 Snapshot Of The Greater Phoenix Area Real Estate!  Coming in hot this way is a short but sweet look at how the real estate market in the Greater Phoenix Area fared this past month. Even from a glance, the number of active listings is going to grab attention with June 2020 being the lowest at 7,642 compared to the previous month at 10,579 and the same time last year at 15,206. And listings spend more days on the market at 53 days average compared to May 2020's 48 days on average (but nevertheless better than June 2019's 63 days).Then we come across June 2020's new inventory at 8,323 new listings. Arizona Home values remain strong - Values not affected by Covid19As soon as we were knee deep in the Pandemic, I started seeing signs along the roadway, "How has COVID19 Affected real estate values" giving off the impression (at least in my eyes) our market was crashing or on the verge of crashing. Nothing could be further from the truth!In fact, since Mid March 2020, when the pandemic started in full force and the stay home order was underway, we (Maricopa County) closed over 6,200 single family homes, all with a minimum of 3 bedrooms, 2 bathrooms and a two car garage. May 2020 Snapshot Of The Greater Phoenix Area Real EstateSo how's the real estate market in the Greater Phoenix Area a couple of months in in the pandemic? We got the numbers so let's find out now.Let's start off with what went down: new inventory in May 2020 is at 8,331 from 8,622 in April 2020 and way lower the same time last year with May 2019 at 11,015. Same story with the number of closings at 6,664 for May 2020 against the 6,858 posted in April 2020 and 10,475 in May 2019.Inventory is going down too with supply in May 2020 expecting to last 1.59 months when back in April 2020, it was at 1.85 months which was even stronger than May 2020's 1.60 months.There's a twist though with the average sales price with May 2020's figure at $353,964 significantly less than the $370,689 for April...

The Phoenix Area Housing Report in the recent past has shown a very strong sellers market.  Now that showings are on hold for a lot of sellers in their occupied homes, we've seen a slow down in showings of homes for April, but that doesn't seem to have stopped sales  The price range of $300,000 - $400,000 has moved along at a fairly fast paced sales market.  85024 is located in North Phoenix, just west of Desert Ridge, a planned community, and Desert Ridge Marketplace. In the current housing market for Phoenix, AZ 85024 homes priced between $300,000 - $400,000 year over year reflects declining inventory.  Even with the latest increases to 13 listings we're still lower than any period during the last 4 years.  But has anyone cancelled their listing during this crazy pandemic?  According ...

The Phoenix Housing Market Update for April, 2020 charts are provided courtesy of subscription to the Cromford Report.   All sales from the Arizona Regional MLS in Maricopa and parts of Pinal County are scrubed for accuracy and reports are provided that would not otherwise be available by the MLS alone.  May Observations from the Cromford Report:  " May 1 - Among single-family listings there has been a 7% decline in listings under contract between April 1 and May 1. This is the opposite of last year when we saw a 7% increase. Obviously the difference between this year and last year was primarily caused by the COVID-19 pandemic. Want to buy a home virtually? Buying a home virtually isn't a new thing. In fact, home video tours has been around for "awhile." Sharing pictures, videos, or even Facetiming, and signing docs electronically have been in the real estate world for some time now. I have and still offer to send clients videos of homes all the time. I have sold homes to buyers sight-unseen. The difference was they were investors. I have no problem with virtual stuff being part of the process, but my issue comes in with is it becomes the entire process. Is it just a convenience thing then? Is it really representing your clients best interest?
