My weekly report has been updated and the trends of the past few months continue. The inventory of available subdivision homes in Maricopa AZ continues to decrease. This is mainly driven by strong seasonal buying activity and the continued reluctance of lenders to release their shadow inventory of foreclosures. This article details the results of data released by the National Association of Realtors. Not only does it confirm what many of us already know but Standard and Poor's states that it could take over three years to clear this inventory. Florida leads the way with over 441,000 with California a distant second at 228,000. Shadow inventory is a major concern for me in regards to the Maricopa Arizona homes market. Since the robo-signing fiasco of last year, our inventory of available subdivision homes has dropped from 969 in OCT 2010 to just a little over 500 today. Seasonal buying activity is strong and it has actually become difficult to find single level homes in certain subdivisions. Video: Traffic While Driving in Maricopa Arizona 85138 & 85139.  As I was driving into Phoenix, AZ on the 347 HWY and seeing so many people on the highway driving home,  I realized that many people are probably not aware of the amount of people that live in Maricopa Arizona.  As recently as the year 2000, Maricopa had about 1000 residents and over the past decade it has grown to over 40,000 residents. Here is a video shot around 5:30pm-6:00pm on the 347 Highway.  I am driving north to the 10 FWY into Phoenix and the oncoming traffic is Driving south/east into Maricopa AZ.
