How could they?  We've worked together for over a year!  I sold them an awesome house for 20% under appraisal.  I found their parents perfect houses.  They've either bought or are under contract for several investment properties.  I even put one house under a sale contract in less than a month for full price. Moody's Investors Service downgraded Bank of America ratings on collections and loss mitigation services citing a "deterioration". Bank of America was among several major lenders that signed consent orders with the Department of the Treasury after an investigation into their loss mitigation practices. B of A plans to fully implemet these orders within 3 - 6 months and stated that they were not surprised at the downgraded rating. This further explains why lenders are holding onto their "shadow" inventory. They are afraid of class action suits and further action by the DOT until they "get their sh.. together". Maricopa foreclosed homes for sale Buying a foreclosed home right now can offer amazing bargains with possibly large headaches. The inventory is very low in Maricopa for lender owner homes. I just checked on the MLS and there were only 90 active homes. The Internet says there are 118 available foreclosed homes in Maricopa. However, this group of 28 additional homes account for a minimum of homes that have verbal approval waiting to be removed from active with contingencies to Pending once they get the written approval. The Internet says there are 376 short sales in Maricopa for sale, and the MLS says there are 161 active without contingencies available.
