On turning 65! Yes, it is the big day. Today I turn 65 years of age. How can that be my mind says, it was only yesterday that you graduated from College? It is amazing how fast the years have flown by. I still don’t feel my age, but perhaps none of us do. I feel like I can still dance the night away, work from dawn to dusk, and do everything I ever did, in my mind that is. My knees, hips, shoulders, and other body parts tell me differently. A saying crosses my mind whenever I think about doing something I know I shouldn’t; “Try it fatty and die!” The one really good thing about this age thing, at least now I have decent health insurance thanks to qualifying for Medicare. My insurance man said he has never seen so many people happy to turn 65 because now they feel they can get the care ...

Anticipating the Worst and Praying for the Best!  As I sit here at my computer this morning checking the Navajo County Emergency Notification website every fifteen minutes, I truly contemplate what is really important in life. You see we are less than 15 miles from another Type 1 Forest Fire. Yes, there is another ugly big nasty fire in the White Mountains of Arizona. It is something we live with every year when it is hot and dry between Spring and the Summer rainy season. There have already been several big fires in our State this year, one in an area where 19 fire fighters lost their lives just a few years ago. As I sit here looking around my house trying to decide what to try and take with us if the order comes in, I begin to realize that there isn’t all that much that is worth taki...

Good Monday Morning Everyone, This past weekend we had our first real snow of the Winter Season. While I love watching it fall because it means sticking close to home, the morning after it's over and the sun comes out makes it all worth while. If you think you have seen the color blue, nothing compares to a clear blue sky the morning after a snow.  Take a look at this and tell me that this isn't the most true blue you have ever seen! I mean, if there were any more shades of blue I can't imagine what they would be. This was taken over the roof of my home at the top huge ponderosa pine tree in my yard. It is a wonder there wasn't a crow or raven sitting on top because they do seem to like to hand out up there in the top of that tree. They make a lot of racket but they are comical to wa...

Well, I got up this morning all ready to go to the office and guess what, it is snowing.  Snowing hard too, so not going anywhere for a while.  Have to dig out first and of course because it is Saturday so nary a plow to be seen. Nobody at the County works on weekends so must be no one else does either.  Hopefully it won't last to long.  The good thing about it if we must have white stuff is it will knock the pollen count down a little bit.  The Juniper trees are coming out and they are heavy with pollen this year.  The sad side is that one more year we won't have any lilac blooms or fruit on the trees because they too are in full blossom and they will freeze. So what else is happening in Arizona?  Real estate inventory is way down.  Buyers looking and finding nothing to buy.  Same hold...

Why do things always have to happen on the weekends?  If something in your house is going to break, malfunction, or flood, it always happens on the weekend.  My latest disaster was a stool that didn't work properly and flooded my hall bath and part of the hallway.  I didn't even know about it until my dog woke me from a sofa doze in front of the tube and wanted out.  That is when I heard the water running.  My first thought ws that my Mother, she is 93, had left water running in the sink.  Oh no, the stool had been running over for at least an hour, and squish squish squish went the carpet as I went in to discover what the problem was.  It is now 9:00 on a Saturday evening.  Fortunately I have quite a bit of experience with this type of thing having worked for several years for a Disast...

Good Sunday Afternoon Everyone, Today's writing has absolutely nothing to do with Real Estate.  It is rather a reflection on where I was and what I was doing the morning of September 11, 2001.  I will never forget that day, it is burned in my memory like it was yesterday. I was sitting in my living room in Sahuarita, Arizona having my morning coffee and watching the Today Show on NBC.  I remember Katie Couric's face when the first plane hit the tower.  Everyone thought it was an accident, a tragic accident but an accident none the less.  The shock and awe on the faces of those on the show is engraved on my mind.  There was horror and confusion, no one knew what to make of it other than something awful had happened.  A few minutes later when the second plane hit the realization came that...

It was warmer in Alaska today than it was in Lakeside, Arizona.  How can that be?  We are in the deepest deep freeze I've seen since I moved to Arizona in 1972.  Even in Phoenix it got down to the low 20's last night and we in the sunny State of Arizona just aren't used to this cold stuff.  Maybe those midwesterners are okay with it, but we are freezing to death.  Citrus and Fruit Trees are in danger, all those pretty winter flowers in Phoenix probably are black and ugly today.  Enough already, it's time for the cold stuff to go back where it belongs, up North! The only ones happy about it are the Plumbing Contractors because they are very busy fixing busted pipes.  It's time for this to GO AWAY!

For a while there I thought the Banks were figuring out that they were destroying their own markets by dumping properties on the market at ridiculously low prices because while the prices on those REO's were less than the market, they weren't so low as to totally destroy values. Well, they are at it again.  I've seen several Fannie/Freddie properties hit our market in the past week that are priced so low it almost makes me want to cry.  They are so desperate to get rid of their inventory of REO's that they are just dumping them on the market at any price, no matter how low it is, just to get them sold quickly.  They are dropping prices weekly now.  One example is a home that should probably sell in the mid 100's even at an REO price and it started out in the high 70's last week and has...

As many of you know, I live and I work in Mesa, Arizona. I am minutes from two  lakes, a short trip to mountains where cooler weather is available during the warm summer months - all within a two to three hour drive. Whether we drive east through Superior, Miami and Globe north, or north through Payson, or west and then north to Flagstaff, there's never a lack of places to see and spectacular views in Arizona! Being an "almost" native, there's very few places I haven't explored in our beautiful state. Recently, on a trip north - two hours and 40 minutes from our home in Mesa - we happened upon Rainbow Lake near Show Low and Lakeside in the White Mountains. It's a fishing lake, and absolutely beautiful. I LOVE the clouds shadowing and reflecting in the water!

Hello?  Oh Hello Mr. & Mrs. Buyer.  You want to look at that new listing, hum, how nice.  Sure let's go.  Oh but wait, I'm afraid that won't be possible today, you see, I can't get to my truck.  I have to shovel 5+ feet of snow first just to get to the vehicle, and then I have to dig out that 30 feet of driveway that drifted full last night, and um....the plow hasn't gone through yet so I'll have to dig out again.  How about we do that next week, maybe......would that work for you? Believe it or not there were agents out in this storm yesterday showing property.  I can't imagine putting a client in my car and driving on icy roads, and then asking them to wade through three or four feet of snow to get in to a cold house just to try and sell a house.  I love Real Estate but....there are ...

Welcome to the White Mountains.  If you like snow well we have lots of it and lots more coming.  Predictions are for up to 7 feet of the white stuff in some locations.  Not here I hope but at the rate it is falling, could be!  We've been here for seven years and the worst snowfall we have seen is four and we are certainly headed for at least that much this time around.  The skiers will love it once it's all over. We are not going anywhere for a while that is for sure.  Guess that is the advantage of working in Real Estate. As long as I have a computer and power I'm good to go.  Look out midwest and east coast, it's coming your way when it's done with us.  Happy White Thursday everyone. THE CHRISTMAS CLOSING 'Twas an hour before closing and the agents were tense, to close Christmas Eve just didn't make sense. But the seller was booked on the 6 o'clock flight and had warned "THERE WILL BE A CLOSING TONIGHT!" The agents agreed because business was dead, and visions of commission checks danced in their heads. The loan was approved by the lender's good grace, Everyone knew 'twas a borderline case. The buyers divorced, remarried again, Divorced once more, and now were just friends. The loan package complete to the closer was carried, With instructions to close before they remarried. The title policy arrived via UPS, From page One through Sixteen, a terrible MESS! An improper legal, 3 judgments, a lien, But a few lines on page seven, looked pretty clean. The title was cleare...

Good Evening Everyone, You will note that there isn't any big company logo at the top of tonight's post and that is because this post has absolutely nothing to do with Real Estate. I had a very shocking email today and it brought me face to face with the reality that nothing is certain in this life. A very dear friend of mine wrote me today to tell me that her husband passed away very suddenly over the weekend. He went outside to do a little yard work and they found him later gone. They believe he had a heart attack. It also brought home the fact that while we all feel we are indestructable, we aren't. When we are called home, we go, no matter where we are or what we are doing. Things like this bring home the fact that mortality applies to every one of us, none of us are immune. So toni...

A silent Sunday.  I really don't like them because that means no one is out there looking at property.  Spent all day yesterday with clients showing property and no calls today.  That always worries me, are they discouraged because we didn't find the right thing, are they giving up the search?  I know my insecurities are showing but it happens.  These days a silent day makes me worry and it bugs me.  In truth, I needed the day off I was tired, but still, at least one call would have been nice.  Oh well, in the words of Scarlet O'Hara, Tomorrow is another day.

I went to a meeting today of the local business people.  The thought for the day was so appropriate for what we are all dealing with in this very trying marketplace that I just had to share it.    "SAY WHAT YOU MEAN!  MEAN WHAT YOU SAY!  JUST DON'T BE MEAN!"   I  had to share this  because  right now it is very cutthroat in the Real Estate Business. It is easy to gossip or put down others to try and build ourselves up when times get hard.  I think we just have to remember that we are all in the same boat.  Wishing others would fall out and drown does nothing for our reputation in the industry.  The next time someone starts gossip around me or puts down someone else just to make themselves feel good, I am going to remember these three phrases and share them.  Maybe if we all have a bett...

Yep, we got up this morning to snow.  Here it is the day before Easter and there is about 4" of snow on the ground with more expected throughout the day.  I guess Old Man Winter just doesn't want to give up this year.  Last week it was in the 70's, today the 30's.  A wonderful day for looking at Land wouldn't you say???  We have a client who is coming in today to look for acreage, I can't wait.  While most times land looking is easy work and fun because it is pretty, doing so in the snow and mud is not.  I have tried to reach this person this morning to suggest they delay the trip for a week or so and have been unable to reach them.  That means they are probably already on the way. Oh well, maybe when they get here they will decide it isn't a good day for walkinig acreage!  This stuff ...

I Refuse to Participate in the Recession! Good Morning Everyone, Doesn't that sentiment sound great?  My husband and I attended a Luncheon yesterday with a group for Business Owners and Managers who get together once a month to Network and share information about their businesses and what is happening in the community.  While we were waiting in line for our turn at the grub there was a Business Owner waiting behind us and she had a button on with this sentiment.  I was so impressed I asked her where she got it.  As it turned out she had a bag full of them and was more than eager to share them with anyone who wanted one.  I donned the button proudly and I intend to where it everywhere I go until things turn around.  Maybe the thought will catch on and it will speed things along a bit. ...
