In fact, Lake Havasu homes experienced a 54% increase in June 2009 over home sales in June 2009 (150 vs 97). Vacant land sales in Lake Havasu also experienced a 33% increase in June 2009 from the previous year (12 vs 9) and sales of multi-family homes were up 150%. The average sell price of a Lake Havasu City home was $173,603, while the average sell price of a vacant lot was $80,679. Prices for single-family homes seem to be staying pretty steady now as well. For kids, the most wonderful time of the year is Christmas.  For parents, Christmas comes in August, when children head back to school.  For parents of Lake Havasu City schoolchildren, the most wonderful time of the year begins on Monday, August 3rd. Recently, the Arizona Dept of Education released their ratings for schools in the state and Lake Havasu students received high marks.  Specifically, Daytona and the former Havasuonline rated a Performing Plus, Havasupai and Lake Havasu High rated a Highly Performing and Smoketree, Thunderbolt, Starline, Nautilus, Oro Grande and Jamaica all rated as excelling.  This is fabulous news, since all schools in the district either maintained their previous year's status or rated higher than the previous year.  Way to go, students! Each year, a new crop of teachers for Lake Havasu City schools is welcomed into the district.  And this year was no different, as new teachers were introduced to one another on Wednesday at the new teacher orientation lunch inside the Havasupai Elementary library. This group of teachers has come highly recommended, making many say it's the best group of teachers the district has had.  The group is also coming into one of the most excelling school districts in the entire state. Not one of the schools in the district have been on the academic failure list.  Each school has a rigorous but relevant curriculum which, with a strong commitment from teachers, will leave a legacy that will be remembered for years to come. The June reports are in and the results show that the real estate market in Lake Havasu continues on its upward trend. June Reports: Closed Escrows: 150Total Sales Volume: $25,786,988 Total number of homes which have sold this year is 797.  That is 143 homes more than last year at this time.  The total sales volume for the month of June was also improved by over $250,000 from June 2008. Foreclosures are still impacting our market, but it does seem to be stabilizing.  The recovery will be slow in the months ahead.  We will probably not return to normal market conditions for a year or two.  However, home values are expected increase next year. Right now foreclosures are getting most of the attention.  Multiple offers are way of life and a fight to win and get that accepted offer for your clients is truly seperating the strong from the weak.  We have to work harder and know your job and a little strategy never hurt in order to get an accepted offer on a bank owned property.  The listing price on some of these bank owned homes are so low that when you go to show a house at times you are literally waiting in line to show the home.  Of course this is creating multiple offers and in some cases the properties are being sold at over asking price. Well...homes are selling in Lake Havasu.  Are they selling like they were 4 years ago?  NO...but selling none the less!  In the early part of this year our biggest buyer type was the "winter visitor" aka "snow birds."  We are seeing many first time buyers as well.  Currently, our summer or boater visitors are taking a look.  ...and the real estate investor is always on the "look out."  As of today, July 13, 2009 we have 753 active single family home listings in Havasu priced between $69,900 and $2,215,000.  Of those 99 are foreclosures priced between $69,900 and $654,118.  We have 39 single family homes under $100,000.  For the month of June 2009, there were 137 single family homes SOLD (deed recorded).  We've been experiencing an interesting trend where a home comes on the market price...

Awesome news beach lovers; Windsor Beach, which is located in Lake Havasu State Park, will be open this 4th of July weekend despite the state budget shortfall.  The decision was reached on Tuesday afternoon, when Arizona State Park and Lake Havasu City reached an agreement allowing the city to take over the park and boat launch ramp. Visitation to Lake Havasu State Park has been up over 110% since 2008 and this 4th of July is expected to be even better than last.  The Lake Havasu Marine Association is expecting over 1,000 boats to launch from Windsor Beach ramp this weekend alone, making it one of the busiest boating spots on the lake.  And, best of all, entry to the park is free the entire weekend. Hi...I received this letter as a member from the Lake Havasu Chamber of Commerce.  I spoke to Charlie Cassons of the City and obtained permission to re-print.    Lori Visitors and residents enjoying our region over the coming weeks will become aware of the presence of an unusual number of dead fish in the water and along the shoreline of Lake Havasu and the Colorado River.  The fish are native carp that have perished from an epidemic of the Koi Herpes Virus, or KHV.  According to the Arizona Game and Fish Department, KHV affects only carp, goldfish and koi, and is not a threat to other species, including humans. It is really quite exciting as sales have been brisk in Real Estate here in Lake Havasu the past few months.  Just a week ago a new listing came up on our local MLS and I was looking over the listing at 6:45am in the morning and decided to drive over and take a look.  At 7:15 there was literally a line(3 Realtors with clients) waiting to view this home.  I was slightly surprised and excited at the same time.  Lately, there have been multiple offers on properties again.  All of this is helping to stabalize the market and we have even noticed prices inching up a little.  It is a great time to buy!

Believe it or not Lake Havasu City is the home of the London Bridge .  Strange, but true.  The bridge was purchased for $2.5 million from London in 1968.  The bridge was taken apart and reassembled in Lake Havasu City for another $7 million.  The bridge was complete and open to the public in 1971.  The bridge has been a popular place to visit ever since.  Come visit today!

I am so proud of our Lake Havasu Parks and Recreation Department. They have just upgraded the Jack Hardie Memorial Park, so that everyone can play and enjoy the park facilities, keeping those with physical challenges in mind. The Jack Hardie Memorial Park is the first park in Lake Havasu to meet ADA (Americans With Disabilities Act) standards. Another new store has opened its doors in Lake Havasu City.  It's exactly what the English Village needs to get restored after such a tough economic plunge.  Everywhere you look in Lake Havasu City, you see business picking back up and, recently, new businesses have been opening.  Hope is on the horizon.  The most recent store to open its doors is 100 Proof at Heat Hotel.  This new convenience store will keep consumers well stocked with sodas, beer, snacks, ice and they soon have plans to add package liquor by Memorial Day.  The store opened with the basics for now.  However, they will be adding more and more as money allows.  Additional shelving is also expected to arrive within the next week or two to hold more merchandise.  As Memorial Day arrives, the store is preparing to carry ice...

The weather is not the only thing getting hot in Lake Havasu City.  So is the Lake Havasu real estate market!  April saw a 40% increase of sales over those in April of 2008.  In addition, there are about 320 homes that are reported under contract.  Closed sales for 2009 are fast approaching the "500 homes sold" mark. Sales activity began to change in Lake Havasu around October of last year.  Since then, sales have consistently been on the upswing over sales activity in 2008.  Every month this year has also seen an increase in sales over each prior month.     * January 2009: 79 homes sold in Lake Havasu; a 29.5% increase from 2008, when only 61 homes sold.    * February 2009: 93 homes sold in Lake Havasu; a 7% decline from 2008, when 100 homes sold.    * March 2009: 137 homes sold in Lak...
