You're looking to purchase a new Lake Havasu City home.  You hire a fantastic Realtor® who really listens to what you are looking for and finds you a great home.  In fact, they are so good that they have actually found you two that you fall head over heels for.  So, how do you choose which home will be the right home for you?  Consider the following: Weigh the pros and cons of each home carefully.  Things to consider for each choice include the price, location, school system, possible repairs needed, square footage of home, how each floor plan fits in with your current family and possible future plans, the neighborhood, how noisy the streets and neighbors are, what the comparables in the neighborhood are and good old-fashioned gut intuition.  It's good to visit a home on different days ...

ABC (Always be Changing) Do you agree with this? As a Realtor in the business for 5 years now I have already seen changes. I see agents who have been in the business for a while struggle because they are still doing the same things after 20 years in the business. Always Be Changing When I started I got very lucky and I had a basic website but I did have one. I got my first buyer within a week of having my website up and running.  My website can go on automatic mode when I go on vacation or have a family emergency but it seems important to me that a website should be current and fresh. My content changes frequently. Of course there is the same old stuff but every time I read a book about Real Estate or get an idea from Active Rain I go make a change.  Do you change your website often or ...

When it comes to buying a home, many of us are torn when it comes to bank owned properties.  When you hear "bank owned", you either think you're going to get a great deal or it's a foreclosure and it's probably a dump.  So, when you stop to consider whether or not you should purchase a bank owned home, it is important to know that they have typically been repossessed by the lender.  But, the good news is that not all repossessed homes are dumps.  Many of them are in great shape and the bank would much rather liquidate the home and get some cash back in their hands.  That's where you have the opportunity to save a good deal of money.  Many bank owned properties can be an excellent buy.  When you purchase one, you will usually be paying well below fair market value for the property.  Bank...

Since Lake Havasu City, Arizona is such a big vacation destination, I have some tips and advice for water safety while you enjoy the lake in Lake Havasu.  Many people come here from all around for boating, jet skiing, swimming, sun bathing, partying, and more.  But, we can find ourselves associated with water danger if we're not careful.  The lake is where you will see plenty of dangerous situations if just four basic rules are not applied when swimming. The four basic rules for swimming in a lake: Learn to swim: Everyone should learn to swim at some point in their life.  If you don't know how to swim, you should wear a life jacket at all times while in or on the water. Know your limits: Never try to keep up with swimmers who are more advanced than you.  This will surely lead to a dange...

Summer is usually the time of year that families decide to make the big move.  Sometimes it's across town, but other times it's across the state or across the country.  Either way, it can be stressful for the entire family, especially families who have children.  Therefore, if you're moving to Lake Havasu City, I have some tips and advice to help you keep you and your children entertained this summer.  Lake Havasu City, Arizona is well known for being a tourist destination with tons of activities and recreation.  Lake Havasu itself is 45 miles long and sits along the Colorado River.  It's a desert lake that offers plenty of room for boating and swimming and is surrounded by beautiful cliff walls.  Lake Havasu City is also home to the famous London Bridge, which holds the English Village...

Here is a typical day on the water in Lake Havasu City, Arizona. The pictures were taken Sunday May 16th. Our summer for tourists mostly kicks off Memorial Day but as you can see the party has already started with plenty of visitors enjoying the sunshine! The channel is the place to be. This man made channel is home to the London Bridge and the heart of Lake Havasu City water fun! In steamboat which is another great hangout for boaters as it has a beach you can see the Longhorn Sheep. They come down to the water to drink and don't seem worried at all by the boats and the picture takers. Even an airplane decides to cruise the water, drives over to the Nautical Inn (bathroom break maybe) and then takes off again. The plane is just hanging out acting like it is a boat! No matter what kind ...

Today and Friday are the last days to vote early for the May 18th election.  Over 2,350 Lake Havasu City residents have already cast their early votes for the May 18th special statewide election, which is a little more than 7% of the city's voting population. You can also cast your early vote at the Aquatic Center on 100 Park Avenue between 8:00am and 5:00pm today and Friday.  Lake Havasu City voters will only have one question on their ballot and that is whether or not to approve a temporary 1-cent statewide sales tax for the next three years.  State legislators are counting on the measure "Proposition 100" to help close the budget gap.  So, money raised from the measure will go toward education, human services, health services and public safety, if it is passed.  Education is expected...

As the real estate market makes its slow recovery, there are still alot of great opportunities for buyers in Lake Havasu City, Arizona.  As the market begins its upward turn, advantages for buyers are still stronger than they are for sellers right now.   There's been alot of action from buyers during this recovery process.  Many of those sales have come from foreclosures and short sales, which are holding prices down on traditional sales.  But, there are still several opportunities for buyers through traditional home sales.  The tax credit was certainly a big help to get buyers back to the market, even though it didn't take off with a big bang.  Low interest rates seem to be what buyers want the most right now anyway.  Those who got the tax credit before it ran out and a low interest ra...

All around Lake Havasu City, Arizona, students rallied together to show support for Earth Day.  Many of the students who attend Lake Havasu City area schools are learning just how important the earth is and want to get their message across. There were 13 Earth Explorers Club members at Havasupai Elementary who walked around with Earth Day signs that they created themselves on Wednesday just after school was let out.  It was a great reminder to parents, other students and community members. Earth Day is not just one day a year, but every day of the year. The Earth Explorers Club plans to extend its hard efforts to the community of Lake Havasu City, which won't be very hard.  Lake Havasu City is already dedicated to becoming a green community in every way possible. Some of the schools alr...
