May statistics are out and the results are in. The average home sold this month had 3.08 bedrooms, 2.08 baths, 1.93 car garage and was 1,543 square feet of living space, built in 1995.  Average price per sq. ft was $110. It took an average 152 days of marketing and an average of 192 days to close escrow. Sellers reduced prices approx $15,379 from the first day on market and gave another $9,328 in concessions. The median price for the area is off 24% compared to May 2007 and down approximately 20% for the year. Price range of properties sold was between $44,000 through $560,000. Although the numbers are not the most encouraging, we are finding that properties priced correctly, aggressive sellers, and committed marketing is working and our listings are selling.
