I hope that everyone looks at our overall picture of the Arizona Real Estate market. There are a lot of investors that are in real trouble for sure, thus the reason for the high foreclosure rate. There are also people that over extended themselves at the peak of the market in late 2005 and going into early 2006. It worries me that with all the media coverage of doom and gloom - that there is a possibility of herd mentality just like the stock market when something happens. There are great deals out there for Buyers and the sky isn't falling. As the market corrects and the Lenders restructure their guidelines don't panic and make this a self fulfilling prophesy! MaryAnn took a client out looking for homes this evening....... There are spec homes available out there for 230k for a 2100 Square foot Trend home. Isn't it funny how not too long ago you couldn't even find a home for under $200.00/Sqft?In my opinion, this Arizona correction is a welcome one. Although I know there are a lotof people that are in trouble because of the market correction, and sure, my home pricehas dropped 80k - But the correction has also been significant enough that our policeofficers and teachers can now buy again without having to live in the boondocks! Now is agreat time to buy a home especially in Gilbert! There are great deals available in new homesas well as resale! So why are we scared to buy right now? Jump in the water is nice!!

Being from the Phoenix area, i have had heard so much talk about the infamous report that can found on MSN.com about US markets.  If you have not read it yet, it shows that the Phoenix market as the second most volitile market in the nation with statistcs to back it up.  It's not clear to me why the media almost always paints the real estate market as "doom and gloom."  Rght now is a great time to buy, hence the term "buyers market".  Granted i wouldn't assume that flipping would be the greatest idea in the world right now, but even in that market there are still deal to be had, especially with the coming foreclosures that are bound to hit because of the 2005 mayhem.  As a rule of thumb, a house should be bought with the intentions of staying there for a minimum period of two years.  Th...

Gilbert Arizona's Cosmos Dog Park Opens Area for Small Dogs Gilbert Arizona's Cosmo Park, a local dog park, now has an area devoted to small dogs. The small dog area is a fenced-in spot is just off the parking lot near the basketball court. This new section opened after owners of small dogs clamored for such an amenity after concerns about the aggressiveness of larger dogs. The park, which was rated the best dog park in the country earlier this year by a national magazine, will be closed on July 15th until August 15th for turf maintenance and other work. The Gilbert Youth Soccar Fields located at Germann & Greensfield is where you will find live entertainment, contests, games, carnival rides and community exhibits. There is a kid's parade as well. The Census Bureau just released Gilbert as being the 5th fastest growing city in the U.S.!
