This is the first decrease since September of last year, and only the third decrease in the average sales price of Chandler homes since December of 2020.The average sales price per square foot has increased or remained the same for 20 straight months and is now at $278/sf in January to start off 2022. This is now a new all-time high, beating out the average sales price reached in July of this year of $569,492. The average sales price per square foot has increased or remained the same for 19 straight months and is now at $278/sf for December. This is a $63/sf increase from the $215/sf in December 2020. After remaining the same for November as October, the DOM for December increased to 30. This is still not quite as high as prices reached in July of this year, when they saw an all-time high of $569,492. The average sales price per square foot has increased for 13 straight months, and is now up to $263/sf from $257/sf last month (and $194/sf in July of 2020). Days on market increased to 23 DOM in July after reaching an all-time low of 20 last month. Here is the most recent Chandler Real Estate Housing Market Report for May 2021:  The average sales price of homes in Chandler continues to climb up to another new all-time high of $546,586 in May, increasing over $11,000 since April. The average sales price per square foot also continues to increase, and is now up to $240/sf from $239/sf last month. Days on market remained the same as last month, at a record low of 21, as I am not sure how much lower it could go. This means homes in Chandler continue to sell very fast.  Chandler home sales are up 23.4% from May of last year, coming in at 369 for May of 2021 (just one home fewer than last month).
