New Listings : 573 Pending Sales: 334 Sold Listings: 248 The total number of listings (single family homes) in Chandler is currently 2037 , giving Chandler about a 8 month inventory of homes or absorption rate. Including in the current inventory of homes for sale in Gilbert 168 are bank owned (REO) and 235 are short sales. In April 2008, 56 of the homes sold in Chandler were REO and 28 were short sales, so the percentage of distressed home sales was approx 34%. April showed an increase in sales price, but there were several 1 mil + homes that sold, that may be a false positive to this months increase in ave sales price. Last night was the end of year dance concert for the advance dance classes and the Modazz and Improv Club dancers of Chandler High School.  The concert was held a Chandler Center for the Arts.  My daughter was in the concernt and I must say did a wonderful job with her dances.  But the truly amazing thing, is that all of the dancers were wonderful.  The skill level and professionalism shown by these young and talented dancers was inspiring.  They danced a wide range of dances to several styles of music from country to hard rock, popular, with a small mix of classical.  The skills displayed also ranged from ballet to modern dance with bits of jazz and hip-hop.  Mrs. Buren is the dance teacher at Chandler High.  She has done a wonderful job teaching the students.  The students choreograph... 04/25/2008

While enjoying an afternoon with my daughter on her birthday, we stumbled upon a wonder restaurant in Downtown Chandler, AZ named the Urban Tea Loft.  The restaurant features gourmet sandwiches, dinners, wonderful pastries and desserts, and many different varieties of tea. They have white teas, green teas, and black teas in a multitude of flavors.  They are served in these neat little tea pots that fit atop of your glass.  The atmosphere is great, decorated in a modern art nuevo style. Chandler has continued to see a downward trend in home prices since the latter half of 2006. 2007 finished the year off with a depreciation rate of about 12% and the first decline in homes in over 15 years. 2008 will remain a slow seller market, but a excellent buyer's market with plenty of choices and large discounts to be had. The market is also prime for first time buyers with record low interests rates. This is a great time to consider purchasing a home as there is a large amount of resale homes to choose from and as and seller's are willing to negotiate. March Residential HighlightsMarch came in like a Lion! Amazing what a month has done in our Real Estate Market.  Closed sales saw huge 41% increase over February (181 v. 255).  It appears that we have possibly hit bottom as closed sales have continued to creep up and have increased every month since Sept. 2007 with the exception of January.  Pending sales also showed a jump and are on track to continue to improve with approximately 368 homes currently under contract. New listings are continuing to decrease, a very good sign that we are finally selling off the excess inventory. Chandler has a little over 2,300 active listings, down from a high of 2,700 in October 2007.  At the current rate of sales, Chandler has gone from a 13 month supply of inventory last month to an only 9 month suppl... 04/04/2008
