One of the new provisions of the Housing and Economic Recovery Act of 2008 is the First-Time Homebuyer Tax Credit.  The tax credit is designed to encourage first-time homebuyers to make the leap to purchase their first homes in Chandler Arizona, Phoenix, and the rest of the United States.  Here is a quick summary:      *  The credit available for homes purchased between April 8, 2008 - July 1, 2009.     *  The credit amounts to 10% of the purchase price of the home not to exceed $7,500.     *  A first time homebuyer is someone that has not owned a home in the last 3 years.     *  Single taxpayers with incomes up to $75,000 and married couples with incomes up to $150,000 qualify for the full tax credit.     *  The tax credit works like an interest free loan and must be repaid over a 15 y...

I love scenery, especially when I spend so much time on my computer. Over the years I've found many beautiful backgrounds/wallpapers for my desktop. It can be difficult to find a site that offers the right size for your screen and also lets you download them for free. I found a site some time ago that I go to constantly to see pictures from photographers around the world and if I like them I save them and use them as wallpaper and screensavers. The website offers downloads for most screen sizes and all you have to do is tell it your screen size and click on download; after you click on download your browser will open a new window, just right click on the picture and click on 'Save As' to save it to a directory (you can also set it as you background). Clemente Ranch Market Stats:  There were a total of 55 closed sales from April 1st to September 30th in 2008 compared to 69 from April 1st of 2007 to September 30th of 2007. The average selling price for that period was $276,008 compared to an average selling price of $307,515 for the same period in 2007, a percentage drop of 10%. The average sales price per square foot was $150.09 compared to $172.74 for the same period in 2007. The average number of days a house was on the market was 83, compared to 116 days for the same period in 2007. Proposition 100 is one of the propositions Arizona Voters will address on November 4, 2008.  This proposition is sponsored by No New Home Tax(Arizona Association of Realtors) If Proposition 100 passes it will prohibit the government from charging real estate transfer taxes when you sell your home.  So what is a real estate transfer tax?  A real estate transfer tax (RETT) is a state or local government imposed tax that is collected when you transfer ownership of your home, land or commercial real estate. Typically, once the tax is initiated, the rate can be increased by the state, county or city at any time. Oh…it's that time of year!! My kids have spent the past two nights running around in their costumes with such excitement. This is the time of year where they can dress-up and be just about anybody they want to be! Now most of you know Chandler, Arizona is just about the best place to live in…I seem to blog about Chandler all the time. I mean after all, Chandler was voted one of the Best Places to live in..2008 and Chandler was also Awarded and Named 100 Best Communities for Young People. Pretty neat huh?! Back to Halloween…this is what my kids want to do. And keep in mind they want to Trick or Treat in two places tomorrow night… We like going to downtown Chandler, the history of the town is pretty cool and yet the nostalgia takes you back. Chandler Arizona Mortgage Rates October 28, 2008 Chandler Arizona Mortgage News The Fed begins their meeting today, with the announcement on rates expected tomorrow (Wed) at 11:15AM PST. It is generally expected that there is going to be a rate drop between .5 to 1 full percent --  But will that really help mortgages? Only time will tell. Chandler Arizona Mortgage Rates for October 22, 2008 Todays Chandler Mortgage News: The Mortgage Bankers Association has asked the Federal Housing Finance Agency to increase the limit for Fannie Mae and Freddie Mac purchases or guarantees of single-family mortgages to $625,500. This is obviously higher than the $417k limit in many areas, but below the $729,750 limit currently enjoyed in many markets.   Remember that Congress approved raising the limit temporarily to $729,500, but it expires at the end of the year and lawmakers would decide whether to raise the limit permanently. Chandler Mortgage Rates for October 21, 2008 Tammy and I are dipping our toe in the Active Rain water!  Somehow we fell backwards into the whole blogging thing -- we actually started blogging by hosting our own Wordpress site and are now figuring out how Active Rain works. I wouldn't recommend it for anyone who is interested in getting started blogging... first Active Rain, then Wordpress. With all the doom and gloom market reporting in the media, home buyers think they have plenty of time to mull over their favorite home choices before making a decision to write an offer on one.  Yes, some homes are hanging around awhile on MLS, however half of my listings this year have sold in less than a month and several have sold in less than a week.  This week one of my listings was only on the market 3 days when we accepted an offer.  Agents calling to schedule a showing appointment are shocked when they find out the home sold in only a few days while their buyers pondered whether they wanted to go back for a second look.  Nope...no time for second looks. October is fire prevention month...Chandler Fire and the National Fire Prevention Association want to remind you to "Prevent Home fires."  This I did not know...we were gone over the weekend and yep, you guessed it, one of our fire alarms was going to town...it was time to change the batteries.
