Okay, this is amusing....Realtor.org has this article, "Forbes Calls these Cities a Bore!"  Read it...at least to see if your city is on the list! Okay, I nearly cracked up, would you believe my favorite city to blog about...Chandler, Arizona is on this list!  What are the odds!  Now, I can go on and on in detail about how great Chandler is, you just have to read my blog, the detail has been written over months and months.  I have to admit I am not the least bit offended.  I do have to say this, Chandler is not boring.  What's that old saying, try it once and you just may be hooked. There is still time left…2 days to donate to schools all around Arizona. Our choice is of course my son's school, Ryan Elementary, but your choice may be different. Tax Credits work in various ways…I will be doing mine online for the Chandler School District. By doing this, I am able to denote that I would like my tax contribution to go to Ryan Elementary. Families can donate up to $400 (married) or $200 (single) to the school of their choice. When you file your state taxes, you will receive FULL contribution back. How handy is that? Christmas in Arizona is not like Christmas in Colorado.  Growing up in Colorado, I don't remember not having a white Christmas.  But after being in Arizona almost 15 years, Christmas is still hard to get used to in the desert.  But I have to say...I love it! :) We spent Christmas Eve going to services at Cornerstone Christian Fellowship.  Probably the most coolest church around.  Now I know that is debatable but for us in south Chandler, they are.  We love going to this church, they really know how to connect with the community, family and also have a wonderful kids program.  Christmas eve service was about having a "Crush" on God.  Great service...they offer everything on podcast.  Once the service was over, it was hot coco and cookies outside, a petting zoo, hayrides, 4 killer bouncie...

This Market Report is for Maricopa County, Arizona based on data from the ARMLS for October 2008. Maricopa County includes the cities of Phoenix, Chandler, Gilbert, Scottsdale, Mesa, Tempe, Glendale; to name a few.       The graph compares closed sales trends for the past 3 years.  The Blue line is 2006(11/05-10/06), the red line is 2007 (11/06-10/07) and the green line is 2008 (11/07-10/08). There were a total of 50 closed sales from June 1st to November 30th in 2008 compared to 54 in June 1st of 2007 to November 30th of 2007. The average selling price for that period was $265,121 compared to an average selling price of $304,394 for the same period in 2007, a percentage drop of 13%. The average sales price per square foot was $146.17 compared to $170.06 for the same period in 2007. The average number of days a house was on the market was 72, compared to 104 days for the same period in 2007. I had the privilege to be invited to a presentation given by Dr. Jay Butler of ASU's Realty Studies on Wednesday  December 3rd.  Dr. Butler gave some very interesting statistics about where the market has been  this past year.  Foreclosures have been the hot button and amazingly foreclosure properties account for only 2% of the total of inventory in Maricopa County.  That means 98% of the population is happy with their homes and comfortable with their payments.  The foreclosures listed in the MLS makeup 7% of the listed inventory of which a "normal" market should have about a 2%-3% rate.  The presentation also focused on new construction. Why not tell the State of Arizona exactly where to spend your tax dollars?  Arizona offers taxpayers an opportunity to donate toward Arizona Public Schools extracurricular activities and receive a dollar for dollar tax credit for that donation. That means if you make a donation, you will get every penny of it back on your tax return!
