The frustration you are feeling right now is nothing strange.  Your hopes and plans do not have to end simply because your home did not sell...the first time.  My partner, Christine, and I specialize in helping sellers sell, who for whatever reason, were not able to the first or second time around.  We have a LIST of homes that had expired that we were able to re-list and sell.       Our plan is simple.  We have one!  We know exactly what we are going to do in order to get our homes sold.  We leave nothing to guess work.  Our marketing strategy is laid out, it is proven and it works.  You will not be left in the dark as far as what we are going to do to sell your home.  You will know exactly what is going to happen.    As far as expireds go, usually we can tell you why your home did n...

Some people like them, some couldn't care less.  When I used to live in South Florida, the HOA's were affectionately known as "condo commandos".  Today I read that our honorable governor has signed a bill that requires HOA's to permit for-sale signs.  The bill should be in effect by the end of June.  The other day I held an OPEN HOUSE in Verrado in Buckeye and Verrado doesn't allow for sale signs, nor does it allow directional signs when holding an OPEN HOUSE.  All you can do is have one sign in front of the house during the time it's OPEN.  I guess that's all about to change.I'd love to know your thoughts on this... Cheers,Uzi HusainArizona Realtor, serving Goodyear & The Phoenix metropolitan area

Based in Scottsdale, Az, but doing major building in Buckeye, Az, Meritage Homes has announced a first quarter loss of 80% and sales down 32% versus first quarter 2006. A good place to look for bargains, they've recently e-mailed to me announcing a 3 bedroom 2 bath spec home with a 9/2007 completion for $148K.

Quite an article in on http://www.azcentral.com/ today about the Californians still finding Phoenix (including the west valley such as Verrado) a hot real estate market, at least compared to California.Check out the original article at http://www.azcentral.com/community/phoenix/articles/0430calif-phx30-ON.htmlYou may need to cut and paste. In 2004 (most recent numbers available), the Phoenix area gained a net 11,375 families from California.

As part of the research I've been doing in blogging for SEO "organic" results for my "home market" of Verrado I recently checked a number of sites that rank high for the same search phrases I've been testing.  I was surprised to see some of them had up to 54 instances of the word Verrado on the same page! Notable, repetitive phrases present included the following for your edification and enjoyment!  One might think that there were more repetitions of the word Verrado than there were words in between to make some kind of sense of the whole morass! Buckeye real estate (Yes - Verrado is in Buckeye Arizona - score 1 point!) Phoenix homes for Sale (Hold on a moment - I thought we were focused on Verrado!) Verrado Realty (There is also a company by that name - owned by the folks that develope...

I had the chance to visit the Mokarabia Coffee Bar in Verrado for the first time today.  Pleasant atmosphere and friendly service.  The coffee is excellent and business is brisk. In the 18th century the Zanetti family (Italy) became coffee importers.  Today - the tradition continues in Verrado at the Mokarabia Coffee Bar. Coffee, Espresso, Tea or Hot Chocolate? Granita, Spruzzo or other cool beverages? Mattina or Omelette di Formaggi for breakfast? Feel like a Gelato? You'll find all this and more at the Mokarabia Coffee Bar in Verrado! If you are considering selling a home or real estate in the Phoenix area you owe it to yourself to talk with Haven Express at Keller Williams Realty Professional Partners to determine whether Tony Marriott is the best real estate Broker in the Phoenix an...

Look for the return of the traditional down payment as it grows harder to find a 100% loan, particularly a sub-prime one.  While No-down loans will still be an option for those with good credit, nervous lenders are becoming acutely interested in ensuring that borrowers don't over commit.   You still are going to be able to buy a home, but you will be expected to put something down.The self-employed and those with marginal credit are the ones who will really feel the changes trying to get a sub-prime, Low Documentation (Stated Income) product.  Stated Income loans were great for self-employed people that had good income, but took lots of tax deductions which, in turn, created a low NET number on their income tax returns --the very document lenders used to verify their income.  This is wh...

Why should you use a REALTOR to purchase new construction in Verrado? Purchasing a new home in Verrado is an exciting experience for the Buyer.  The purchase process for a new home in Verrado is significantly different than purchasing Verrado homes on the resale market. Each builder at Verrado has their own contract, which they REQUIRE Buyers to use, or they won't sell to them.  Even if you have previously purchased real estate in Arizona, for example a home in the Phoenix area, even if it has been new construction, it's highly likely that the contract you'll be asked to sign is a document new to you.  Builders do not offer discounts to those who buy a home in Verrado if they buy without representation.  Builders do offer incentives to Verrado home Buyers for using their lender, purchas...

The current plan for Verrado, an award winning Master Planned Community in Buckeye Arizona includes three school districts: Agua Fria Union High School District Litchfield Elementary School District Saddle Mountain Unified School District As with all of the Phoenix area explosion of growth, school districts and schools associated with specific residential street addresses are subject to change - so always verify what school districts and schools are associated with a home you are considering buying in Verrado. Currently Verrado has two schools "on property".  Verrado Middle School which offers education K-8 for students living in Verrado and the surrounding area and Verrado High School which opened in the fall of 2006.       Verrado is located due west of Phoenix on I-10 at Exit 120 / V...

Monterey Court at Verrado is the most recent entry into the quickly expanding pool of builders at Verrado.  Monterey Homes has designed this series of six different floor plans to be unique to Verrado.  The location of these homes offers easy access to the Raven Golf Course at Verrado, comfortable living for those interested in a second home in Arizona, and a quick commute to downtown Phoenix due east - or a easy drive to Palm Springs and Disneyland to the west. The Monterey Homes slogan of "Luxury Defined By The Details" holds true for this series of low exterior maintenance homes, which are clustered together to offer rear access garages and "green court" living.     Three of the six floorplans are available as Verrado model homes, and the rest of the Verrado floorplans can be viewed ...

Verrado, an award winning Master Planned Community in Buckeye is like any other residential real estate in Arizona, subject to the laws and regulations of the Arizona Department of Real Estate. One notable difference is the absence of For Sale signs or For Rent signs in the yard of any home in Verrado.  The developer, DMB Associates, Inc., has done the same here as they did in DC Ranch, which is to impose very strict CC&Rs on the development, while at the same time opening Verrado Realty to handle the initial sale of custom lots, as well as being the only real estate brokerage with a store front presence in the community. The signage (read that as "marketing") restrictions on homeowners wanting to sell or rent their homes in Verrado might lead a casual out-of-town visitor to the communi...

Verrado is an award-winning Master Planned Community located in Buckeye, Arizona nestled at the base of the White Tank Mountains.  This is the latest Arizona development from DMB Associates, Inc. , the same group that brought us DC Ranch in Scottsdale, AZ. Encompassing 8,800 acres with a capacity for more than 14,000 homes, this modern telecommunity has the feel of small town America.  Housing options in Verrado range from rental Lofts over Main Street to custom home sites integrated with the Raven Golf Course. As a designated telecommunity, every home in Verrado comes with Cox High Speed Internet and Basic Cable TV already on when you move in!  Additional recreation options include the many parks scattered throughout the Verrado neighborhoods, three miles of walking trails and the Verr...

And so, Buckeye continues to amaze in its development.   Douglas Ranch, a new master planned community that is bigger than Tempe, will begin building in 2009.   The development is planning 100,000 homes and will have a 300 acre central park.    This park will house cultural and entertainment events as well as sports fields.   This would be the largest park in Arizona.   Throughout the neighborhoods will be natural washes and 2000 acres devoted to smaller communities and parks within the subdivisions.   The community is planning 27 elementary schools.   The developers of this community are planning well.   Not only are they preparing for a largescale master planned community, they are also trying to get the jobs in Buckeye to support these homes.   The developers are already working with...

One phenomenon noticeable in the Phoenix metro area has been the significant challenges Sellers face when competing with a Builder who essentially offers more, for less. Resales in built out areas continue to hold their value, while resales in areas that compete with Builders are finding that the market value based on past sold comps is "out the window". The age restricted communities of Sun City, Sun City West and Sun City Grand are no exception when it comes to competing with the brand new Sun City Festival. A home in Sun City Grand that previous comps suggested could be sold in the mid $350s last summer has languished on the market for 8 months.  One similar comparable property has sold for close to $300K during that time.  During the same period, Sun City Festival sold over 600 home...
