USDA Home Loans Are you interested in purchasing a home in Arizona but don't have the available resources for a down payment? Look no further than the U.S. Department of Agriculture (USDA) Home Loan.  The USDA has a guaranteed home loan program available to help individuals and families purchase a home in Arizona located in certain qualified rural areas. How do you qualify for a USDA loan? As with most mortgage loans, you must demonstrate your ability and willingness to repay the loan in monthly installments. Your credit history and other monthly obligations will be analyzed to determine if you have the reasonable ability to meet repayment obligations on your current debts and the new mortgage payment. Additionally, you must show that you have steady and sufficient income that is enoug...

Yesterday I inspected a home in the Tartesso community of Buckeye. The house was 3 years old and in very good shape. There were two things not properly installed. First the builtin microwave was installed such that the vent at the rear was blocked. All the vented air was coming out the top front of the microwave instead of out the ductwork that was installed to take the air outside. Second the refrigerator was wired on a GFCI circuit. If for some reason that circuit gets tripped and you go out of town for a couple days without knowing, you will come home to spoiled food. These are examples of why it is important to have a Home Inspection on every home you purchase. For all your Buckeye Home Inspection needs give Greens Home Design a call at 602-326-4061.

CREDIT SCARY, CALL HARRY RENT TO OWN BUCKEYE, ARIZONA I created this slogan "CREDIT SCARY, CALL HARRY RENT TO OWN" since I started the real estate business seven years ago. I read all the real estate books and loved this real estate technique. I lost my job in 2002 after 9/11 incident. So, I went directly into the real estate business. I obtained a mentor for the first eighteen months of my real estate career. I mastered the lease option program. Now, I developed my own lease option program for people that need a second chance in life. The option to lease or rent to own was created for people who's current situation does not allow them to fully qualify for a mortgage.   Rent to own homes have successfully increased home owner ship in America, and it builds better credit.   Renting befor...

This was found on a one year old home. Click to enlarge. The wood and vapor barrier are directly exposed to the sun and rain. It is only a matter of time before it leaks. This house is only one year old. The home owner is lucky this was caught before his builder warranty was up.

Flyer Floor Plan. Give your Real Estate listing a competitive advantage by having an as-built floor plan drawn up to put on your flyers, website and/or yard sign.  This service is FREE with a Seller's Pre-listing Inspection.  Click on the image below to see an example. Sellers are becoming more and more aware of the advantages of getting an inspection before they list their house. Here are just a few reasons why it is a good idea. You can advertise as MoveInCertified to increase foot traffic. You can have me, a certified InterNACHI inspector, do the inspection rather than be at the mercy of the buyer's choice of inspector. You can schedule the inspection with me at your convenience. I might be able to alert you to any items of immediate personal concern, such as active termite infestati...

No it has nothing to do with a football team or a company that will convert your Harley into a three wheel trike type motorcycle but a process launched around 10 months ago to help create a strategic plan for the city of Buckeye, Arizona . I attended the third of six meetings being held throughout the city at the Raven in Verrado.  I was impressed, not only from the standpoint of a resident but as a real estate professional working primarily in the west valley.  Not often have I had the opportunity to be a part of a community-driven planning process where residents, business owners, and educators are working together with their city to come up with a plan for the future.  This gives me great comfort in a career where helping people find the best place to live is a big part of my job. ...

I just posted the 2nd quarter resales for Sun City Festival real estate. I was quite surprised to see how many resales we are already experiencing in this Arizona Del Webb retirement community. I'm only speculating, but I'm going to assume some of it was due to dwindling retirement portfolios. In any event, while the sellers took losses, buyers had an excellent opportunity to purchase homes in the first sections of phase I, many of which were closer to the rec center than what was currently being offered by the builder. Click on the tab below to see the Sun City Festival resale home sales figures for the last quarter. I've also provided a link to see all the resale home figures starting in January 2008.

Surprise, Surprise! Resale home sales have picked up in Buckeye AZ's Sun City Festival this year. Last year there were only five resales for the entire year showing in the Arizona Regional MLS system. This year we had five closings in just the 1st quarter. Most of these homes are being sold at a considerable financial loss to the sellers. Unfortunately that's what happens if you purchase in a new home community where you are competing against the builder and all their incentives AND you don't have the luxury of sitting on the property for 5 to 7 years. Add to that the dropping home values in the valley and you have a tough market for sellers in Sun City Festival. BUT it creates an outstanding opportunity for buyers looking for a great deal in Phase I of the community. I just posted the ...
