Anthem, AZ Real Estate Market Report - Dec. 2016

The Anthem real estate market threw a bit of coal in the stocking during December. Home sales were down 8% versus November 2016, up 8% over December 2015. And the "burn rate", or the time it would take to sell the current inventory on the market at today's sale pace, continues to increase and now stands at 3.18 month’s supply, continuing it's trend in to a buyer's market. The price per square foot jumped 6% versus November 2016, and was up 4% year over year, however this is more of a symptom of smaller homes selling than the actual price per square foot increasing. Smaller homes tend to carry a higher price per square foot than larger homes. The 12 month moving average now stands at $311,368, up only 2% year over year and continuing a flattening streak over the past few months. The ...
