Florence Alabama short sales are not uncommon.  In todays real estate market it’s also not uncommon to hear the terms Foreclosure and REO.  Foreclosures and REO’s tend to have a reputation with all types of buyers that they can be bought for much less than what they’re asking.  Even though foreclosures are priced below market value from the start, they typically sit on the market much longer and have a much lower sale to list price compared to a conventional real estate listing.   There are alternatives to Florence AL foreclosure and REO’s though.  It’s called a short sale.  Basically, a Florence Alabama short sale is the sale of real estate where the proceeds from the sale fall short of the balance of debt owed against the property and the seller cannot afford to repay the loan in full...

Florence AL Real Estate / Homes For Sale/Pending/Sold  December 2011 Market Report     41 homes sold during the month of December 2011 in Florence AL.  Of these 41 homes, the lowest sales price was $8,750 and the highest was $650,000.  Compared to December of last year, number of sales are up, average sales price is up and average days on market is down.  Very good news for the Florence AL real estate market.   December Sales broken down by PricePoint shows us the majority of sales are still under $100,000.     December monthly sales figures have steadily risen since the 5 year low in 2008.  This is a great example that real estate is local.  You shouldn't listen to the national headlines to find out what is going on in your local market.      There are currently 250 homes for sale in F...

Sometime as buyers agents, our job is to preview homes for out of town buyers. If they find something they are interested in while visiting my website, I am more than happy to preview the home before they have to make the drive to look in person.   This is a tour I have put together for some potential out of town buyers who wanted a little more detail than the mls pictures provided.    To my potential buyers:  I hope this helps answer any questions you have about this property.  There isn't ANYTHING negative I can say about this home.  The sellers did an excellent job on the remodel.  It has it's own unique style that really is very beautiful. The attention to detail even down to the lighting and choice of interior doors is just beautiful.   And the screened in porches are a special ...

You Don't Have To Be A "Straight A" Student....To Qualify For A Loan? This morning my husband and I were having coffee (very rare occasion since we work such different schedules) just chit-chatting.  He asked me how things were going with a particular offer on one of my listings.  Unfortunately, my answer was...the buyers are having trouble with their financing.  His response was...that's the trouble these days, you may have plenty of potential buyers, but unless they are "Straight A" Students they can't get a loan.  His analogy made me chuckle.  But after thinking about it I realized, this a BIG misconception that a LOT of people share.  Yes, lending institutions have tightened their belt on their guidelines.  But you don't have to be a Straight A Student to qualify for a loan.  This i...

You might find that horse farm you are looking for right here in The Shoals Area.                                                There are PLENTY of listings in our MLS claiming to be Horse Farms For Sale.  After looking at some of them it got me thinking...what exactly does it require to be called a "Horse Farm"?      Does it require the huge beautiful farm house, with miles and miles of white fencing surrounding the property?  Does it require acres and acres of flat to gently rolling land?  Or is it the fabulous barn with stall after stall to house those beautiful animals?  Well I guess that all depends on which part of the country your from, your financial position and how many horses you have.      I have learned a few things in showing horse properties that I find very interesti...
