To all the dads, step dads, foster dads, older brothers, grandpas, and even single mothers - You guys ROCK.  I know.  I be one of them. The role of "dad" is a big one to fill and you're doing great!!  It was harder to do the job when I was new in the position.  I guess you can say that I only had on the job training.  I guess I did ok.  It might be easier now that I have a little experience but I am not looking for further opportunities at this time.   Happy Father's Day (weekend) to you. Did I say you ROCK?   #thehelpfulagent #houseexpert #listreports #dad #fatherssday #happyfatherssday #celebratedad #father

This afternoon, I went to the UPS store to return a pair of shoes to Zappos.  For some reason or other the QR code was no longer on my phone, for UPS to scan. I called Zappos, and after asking me a few security questions, the team member could not issue another QR code.  She was happy to mail a shipping label to the store, which she did. UPS's policy is to charge $3.15 cents to print a label.  When Zappos team member heard, she apologized for the inconvenience.  She then, stated that Zappo's was issuing me a $10 credit to my account, for my in-convenience.   I told her I did not mind paying for the label, but she told me Zappo's did.  How nice is that?  Of course, I gave her a rave review, and now I am happily promoting them for their exceptional service. Happy Friday, wishing all a gre...

Each of us possesses character traits that are God-given abilities. In Ephesians Chapter 4, Paul makes it very clear that believers have been given gifts from God, ad that it is our responsibility to utilize these gifts. None of us can claim that we have not been given a calling from God.  The Bible tells us that all believers have a part to play in the kingdom of God. And gifts are varied. Do u know what ur spiritual gift is? Listen as Dr. Paula covers a partial list in this episode. Do you hear yours? For more podcasts, blog posts, and resources, go to Dr. Paula McDonald. LIV2DAY!

As an SRES® REALTOR®, I have access to monthly National Association of REALTORS® newsletters aimed at the senior citizen community (50+). The June 2021 Consumer Newsletter, link provided below, focuses on several topics. This newsletter provides the Return on Investment (ROI) for various home remodeling projects. Please note that this is a national list, and your specific area could be different.  For example, the return on a pool placed in Florida might be much different than for a pool placed in North Dakota!  That article is followed by a tool that can help you measure and improve your walking speed.  There is also a link to a video from a 96 year old, Stuart Hodes whose take on dancing, flying, and embracing life with every "particle of yourself" is a joy to watch.  And finally, the...

Many people are receiving advanced payments of their child tax credit for 2021, thanks to the American Rescue Plan Act that was signed in March 2021. The direct deposits and checks started going out this month. The amounts that will be sent out are $300 a month for each child under the age of 6 and $250 a month for each child ages 6 - 17.   Keep in mind that these are ADVANCED payments.  When you file your 2021 tax return, the amounts you received through 2021 will be deducted from the credit available to you.  Soon there will be an option available on the IRS.gov website where you can opt-out of receiving these advanced payments.  The IRS has a page set up that provides the most up-to-date information about the Child Tax Credit and Payments.   https://www.irs.gov/credits-deductions/adv...

The IRS has restarted issuing notice CP508C to taxpayers with “seriously delinquent” tax debt and the service has resumed its program of notifying the State Department of taxpayers’ unpaid federal debts.  The U.S. Department of State generally will not renew a passport or issue a new passport to taxpayers after receiving a certification of “seriously delinquent” tax debt from the IRS, and they may revoke or place limitations on current passports. Generally, you can use your passport until you’re notified by the U.S. Department of State that it’s taking action to revoke or limit your passport.Once a taxpayer receives the notice CP508C, they have 30 days to dispute the notice. Taxpayers are cautioned to retain the notice until the issue is resolved. The IRS contact number is in the top ri...

There has been a recent uptick in the cases of mortgage fraud in Canada and both lenders and brokers should take steps to ensure that they’re a step ahead of the fraudsters at all times. A Growing Concern Equifax reported in February that Canadians have a growing concern about the possibility of being involved in mortgage fraud according to their survey; with only 45% saying that they trusted their broker to fill up the necessary forms on their behalf and 29% sharing that they are not sure what to do in such an instance. 79% think that lenders should take more measures to protect them against the misuse of data for identity and fraud while 40% said that they worry that their information could be taken by scammers to get loans under their names. With the above said, "the responsibility t...

Some Highlights When you rent, you build your landlord’s wealth, your monthly payment depends on ever-rising rents, and you don’t benefit from home price appreciation. On the other hand, when you own your home, you build your own wealth, your monthly payment is locked in, and you benefit directly from home price appreciation. If you’re feeling the challenges of a competitive market, remember that homeownership is a long-term game. Persevering today will lead to financial rewards in the future.

The real estate market is soaring today. Residential home values are rising, and that’s a big win for homeowners. In 2020, there was a double-digit increase in home values – a trend that’s expected to head toward similar levels this year. However, skyrocketing prices are causing some to start questioning affordability in the current housing market. Many are quick to emphasize the fact that homes today are less affordable than they were last year. Black Knight, a leading provider of data and analytics across the homeownership life cycle, just reported on the issue. The findings show the historical averages of the national payment to income ratio, which they define as “the share of the median income needed to make the monthly payments on the median-priced home.” Their study reveals: The...

Wildlife in Bristow, VA Just Got a Little More IntimidatingSightings of wildlife in Bristow generally range from birds as large as turkeys, turkey vultures and hawks and mammals from fox, raccoons and deer.  It seems that the last few days there has been a larger fella lumbering about.  The photo above (and all photos in this post are courtesy of a Kingsbrooke resident) who spotted this young black bear on her doorstep.Sightings of young black bears in Bristow, Gainesville and Haymarket are not unusual.  What is unusual is that this one seems to be lingering around Bristow and not passing through.  When their mother mudges them away, these youngsters must find their own territory.  When they are looking for that place, that is when we see them traverse our area.  Apparently, this one ha...

The Federal Open Market Committee of the Federal Reserve said in its post-meeting statement that the Federal Reserve expects to raise its benchmark interest rate range twice during 2023. No rate changes will be made during 2022 as the economy continues to recover from the Covid-19 pandemic. The Fed’s current interest rate range is 0.00 to 0.25 percent. Fed Expects "Transitory" Inflation The Fed's post-meeting FOMC statement said that although Committee members adjusted their forecast for raising the Fed's benchmark interest rate range, members did not predict long-term inflation and described current upward inflation as "transitory."The Consumer Price Index reported that the cost of living jumped in May and drove inflationary growth to a 13-year high of five percent.11 of 18 FOMC member...
