High-end gated communities have been around for decades. Still, they’re becoming more popular in Charlotte, NC, and other U.S. cities. A growing number of households are seeking exclusive, gated communities. So why are these communities appealing to homebuyers? Why are more people interested in living in them? This is likely due to a combination of factors, like increased safety and security. Likewise, this may be due to these communities' perception of increased value. I will explain the different reasons for this unique trend in this article. Gated Communities in Charlotte, North CarolinaThere are plenty of homes with gated communities. Most of them are affordable and within reasonable driving distance from major cities. Here are 34 homes listed from $230,000 to $5.3M. There are many g...

I am not about to get in the debate about High Tension Power Lines and whether there is a risk or health issue this is about real estate.  The Villages, Florida has a few places with the 120’ high towers but The Villages has tried its best to build and landscape according, but there are still homes that back up to these power lines.  Just this week I had a client I have been working with for a few months prior to their visit later this month send me an adorable home they were interested in.  I checked and told them the power lines were directly off the rear property line, next!  In real estate, it is all about location, I’m sure you have heard that before and power lines, a major road or highway, a prison, a stone quarry even a pond or lake can be a turn off for some people.  When consi...

Today in our blog series titled "The ABC's Of Real Estate," we dive into the debate between condominiums and single-family homes. Both types of housing have unique advantages and suit different lifestyles, needs, and financial situations. Understanding these differences is vital to making the best decision for you and your family.Condominiums, often referred to as condos, are individual units within a larger building or community. Condo owners typically hold title to their unit and a shared interest in the common areas. One of the key advantages of condo living is the low maintenance lifestyle. Condominium associations usually take care of exterior maintenance, landscaping, and common area upkeep. This convenience can be especially attractive for first-time homeowners, busy professiona...

This Week…Love, Hope, Faith, JoyThese are 4 words I have on a charm that I wear every day. They’re not random but the words I chose because they are my daily reminders of what is important in my life.   Let us always meet each other with smile, for the smile is the beginning of love. Mother TeresaThis week we were with friends and the subjects of hope and faith came up. As you can imagine, when friends reach a certain age, talk always turns to health and medical issues.Hope is being able to see that there is lightdespite all of the darkness. Desmond Tutu  Our friends are going through some health issues, but their faith is strong. You can hear it in their voices. Oddly enough, as we talked, it was this and their hope that helped to lift our own spirits. Every tomorrow has two handles. We...

Right off the bat I want to set your mind at ease. READ FULL BLOG HERE ...... The Real Estate market does not appear to be in crash mode, at least not of the 2008 variety with which we are all painfully familiar. This is an adjustment, admittedly an unusual one. I know… I too roll my eyes at the overused phrase ‘market adjustment’ but I really can’t think of a better term.Real Estate market adjustments happen far more often than you might think. Indeed, adjustments are happening almost constantly in this industry, but not usually on the dramatic scale that we’ve seen in recent years. An influx of Real Estate investors after 2008 caused a steady rise in home prices and eventually the market appeared to be normalizing. There was a brief period when you could declare neither a Buyer’s nor ...
