I like to start each day with puzzles and games. Two of my neighbors join me in playing Brain Candy and the various trivia questions that pop into my inbox during the day. One of them also plays "Connections" with me, but I'm all alone in doing the "free part" of the New York Times Spelling Bee. (You can get just so far - if you want to finish the game you have to subscribe to NYT, and I'm not doing that.)So anyway, the spelling bee consists of giving you 7 letters with which to make as many (4 or more letter) words as possible - all with one specific letter included. Sometimes it's fairly easy and other times it is almost impossible. A couple of mornings ago I was having a terrible time coming up with words, so I decided to play with Chat GPT. I asked it to solve the puzzle. But guess ...

A real estate ad on the radio made me stop and wonder if anyone would consider the high price of homes a good reason to sell. The agent on the radio was being "interviewed" and was asked "Is now a good time to sell?" He replied that yes, it's always a good time to sell, but it's especially good right now because prices are so high. That did not make sense to me. I wonder if it made sense to others listening to that ad. My answer would be yes, it is a good time to sell. But only if... The house in question was a rental and the owner was tired of dealing with it.  It was a seldom-used vacation home.  The occupant wanted to downsize soon. The occupant wanted to quit being a homeowner. Otherwise, selling because prices are high makes no sense. After all, you'll still want to live somewhere, ...

One of the first ActiveRain bloggers I met in person was Cindy Jones.  She lives and sells homes in nearby Virginia, and she could be counted on to make any local RainCamp, meetup or just a fun lunch somewhere near the Occaquan River a whole lot of fun. Cindy was at my first ActiveRain meetup (see the grainy old picture above!). Cindy, Brian Block, Margaret Woda and I had a fun lunch at Harry's Tap Room in Arlington, Virginia. Even though we'd never met in person, I remember how it felt like lunching with three old friends. By then, I'd been reading and commenting on their posts for about a year.Cindy's posts about her market area in Prince William's County made me want to pack up and move down there. Another favorite topic was how she helped veterans find homes and buy with VA financin...

After a couple of rainy weekend days, it felt good to see the sun shining once again today.  I took a drive to William Land Park, to visit the WPA Rock Garden which dates back to 1940.  Originally, the garden was a WPA project started near the end of the Great Depression. In addition to the Rock Garden, William Land Park has a 9 hole golf course, a zoo, Fairy Tale Town, and many picnic areas and ponds.  It consists of 160 acres. For those interested in visiting, the address is 3800 William Land Park Drive, Sacramento.  For more information on the Rock Garden, you can visit:Exploring the WPA Rock Garden in William Land Park

Selling a home in a fluctuating market requires careful planning, flexibility, and strategic decision-making. Here are some tips to help you navigate the process successfully: Price Competitively: Pricing your home appropriately is crucial in a fluctuating market. Research recent sales of comparable properties in your area to determine a realistic price range. Avoid overpricing, as this can deter potential buyers, especially in a market where prices may be declining. Stay Informed: Keep abreast of market trends and conditions in your area. Monitor factors such as inventory levels, interest rates, and local economic indicators that can influence buyer demand and pricing. Work with a Knowledgeable Real Estate Agent: Partner with an experienced real estate agent who has a deep understandi...

Summer is the best time to sell a home and April is a good month to put a home on the market. In other words, April is a "Good time to get out of Dodge", as old Wyatt Earp in Tombstone Arizona might have said when leaving his former position as Marshall in the wild Dodge City, Kansas. Sometimes it is obvious that it is just TIME TO MOVE ON! Wyatt moved on to Arizona, maybe you should as well? (photo: Wyatt Earp, age 33)OK, as REALTORS® we have heard those "magic" words before. (Magic Words? Photo-Robin Higgins, Pixabay). The words that tell us that our potential client is REALLY ready to move and buy a new home. Yes, they have been thinking about moving but something happens in their life, job, neighborhood whatever it may be that causes them to finally say:WE'VE GOTTA GET OUT OF THIS P...

Buyer Brokerage Agreements This week's Zebra Report is an important one. With all the laws changing around buyer-brokerage agreements, it is so important to know that soon, before a buyer can even go look at a house with you, that you will need to get them to sign a buyer-brokerage agreement. Even today, I recommend that when you begin providing your buyer with real estate services that you have a buyer services agreement in place. Now, the challenge with that is that they may not know you very well. Maybe they are calling you because they saw your sign in their neighborhood and are thinking, "Hey, I'll just give this agent a call and maybe they can show me a home." That means that you need to be able to have these kinds of discussions. It also means that many buyers are going to go on...
