If you want your open house to be successful, there are things you, as a homeowner, need to do to prepare. So what, exactly, are those things? A recent article from realtor.com outlined key tasks you’ll want to tackle when getting your home ready for an open house, including: Declutter. Clutter — whether in the form of an overstuffed closet, cluttered countertops, or rooms filled with too much furniture — can be a major turnof...

Source: Statista New single-family homes built and sold in the U.S. are growing increasingly pricey. If you haven’t, don’t worry – it’s a fairly new concept that’s been gaining popularity in recent years. A digital nomad is someone who works remotely and is not tied down to a physical location. This means they can work from anywhere with an internet connection, whether it be a coffee shop, a co-working space, or even a beach in Maui. The rise of the digital nomad lifestyle is largely due to advancements in technology that have made remote work more accessible than ever before, and its popularity exploded when the COVID-19 pandemic hit. With the ability to communicate and collaborate online, many jobs can now be done from anywhere in the country– and the world! As a result, more and more people are choosing to embrace this lifestyle and enjoy the freedom and flexibility that comes with i...

Today’s Real Estate Market: The ‘Unicorns’ Have Galloped OffComparing real estate metrics from one year to another can be challenging in a normal housing market. That’s due to possible variability in the market making the comparison less meaningful or accurate. Unpredictable events can have a significant impact on the circumstances and outcomes being compared. Comparing this year’s numbers to the two ‘unicorn’ years we just experienced is almost worthless. By ‘unicorn,’ this is the less common definition of the word: “Something that is greatly desired but difficult or impossible to find.” The pandemic profoundly changed real estate over the last few years. The demand for a home of our own skyrocketed, and people needed a home office and a big backyard.  Waves of first-time and second-ho...

First, I want to pay my respects to all our fallen soldiers who sacrificed their lives for our great nation. Their service is greatly appreciated and will not be forgotten. I just wanted to say thank you to our heroes and those that continue to serve.Next, let’s dive into this week’s news.Friday saw higher inflation numbers, raising the odds of a June rate hike and possibly more hikes than anticipated just a week ago. The numbers have more than doubled from just a week ago.     I said we should have one more hike and it’s looking like that will be played out at the very least. On the flip side, and as predicted, the negotiations on the debt ceiling have ended (temporarily) as a deal has been reached. You can catch up on some of the details HERE, but it is important to know that the US wi...

This is an increase over last month's market action index of 76. Inventory has increased to 77.  The market has started cooling and prices have recently plateaued. Since we’re in the Seller’s zone, watch for changes in MAI. If the MAI resumes its climb, prices will likely follow suit. If the MAI drops consistently or falls into the Buyer’s zone, watch for downward pressure on prices. Real-Time Market Profile Never miss important changes in the Highlands Ranch market.
