Last week I had our Tuesday Ask An Ambassador post ready to go.  Fully written, picture attached, tags and groups assigned, everything but clicking SUBMIT.But I never clicked SUBMIT.  Instead, I wrote an entirely different post to publish. Why?Because when all was said and done, I wasn't satisfied with the outcome.  I think the topic was valid.  We'd had a less than positive experience at a local restaurant and the theme Bait & Switch seemed worth exploring.  Easy enough to relate it to real estate blogging and our overall business.But..Any post can be your FIRST impression, be it a consumer or another Rainer, and what impression would that post leave? As someone worth referring business? As the right agent to help with buying or selling a home? It's the acid test of posting or not posting....

This month's challenge asks us to relay some transactions or situations where it took some measures to get a transaction to closing, or maybe they didn't close? Back about 10-15 years ago I got a call from a past client telling me she had a friend that needed a REALTOR to sell their home.    This couple was in a nasty divorce situation, and didn't know if I wanted to get involved.    After finding out where it was - within 1.5 miles of my house, and it was a very nice house, I said of course would want to assist them. I gave the wife a call, and set up a meeting the following day.    What a lovely woman, and they had three beautiful children aged 9-14 at the time.   All of the kids were top students, played instruments, and could speak at least 3 languages.    This couple seriously need...

Tuesdays Treasures…Sportsmanship My oldest great-nephew had a major Taekwondo tournament this past weekend that included participants from all over. It lasted all day, with different levels and age groups. Luke helped with some of the judgings and competed as well.   We are so proud of his efforts! Luke took the Silver medal!   At the end of the day, they all showed their respect by shaking hands, hugging, and congratulating each other.  Team activities are so important in helping our young people learn about competition, winning, and more importantly, sportsmanship.  When you go out onto that field it's going to be war. Sportsmanship is playing to the best of your abilities and then, afterwards, shaking your opponent's hand. Bruce Grobbelaar Victory is in the quality of competition an...

Spring 2023 Will Be A Perfect Time To Find A New Home Spring 2023 will be a great time to find a new home in the Greater Charlotte area and lock in your housing costs for years to come.  Waiting to buy can only cost you more the longer you wait, especially in terms of lost opportunity for equity growth. And there are other reasons to buy a home sooner rather than later: You escape the cycle of rising rents when you buy a home. Over the past several decades, the median price of rent has risen consistently and shows no sign of stopping. Owning a home is a hedge against inflation.  When you buy a home with a fixed-rate mortgage, you secure your housing payment, so it won’t go up like it would if you rent. (And don't forget, if rates drop you can always refinance.) Homeownership is a powerf...

Thursday March 23rd, Coldwell Banker in Austin will be holding an agent panel discussing agent best practices in the Austin Board Of Realtors Meeting Room. It's a good way to share and discuss the array of Coldwell Banker tools at our disposal and share what specifically works for us.       I’m excited to be included in the group of panelists and know we will learn from each other and through audience participation. Covering an array of topics will be beneficial: How do we prepare for a listing? Do you do a one or two step listing appointment and why? What are your most successful branding techniques? How do you prospect? What tool is the most effective? It's going to be a fun and eventful learning experience! Knowledge is power!

It is great to live in a community with so many different cultures, beliefs, backgrounds from all over the world.  Many times, I meet people and love to hear their stories, careers and where they are from.  Maybe how they decided to move to The Villages, Florida and for what reasons.  From a Hollywood music producer to a big named artist to a First Responder from New England, from a retired doctor to a mother of six children, they are all here.  One of the common themes of the social clubs in The Villages is giving back and here are the words of the African American Club: “The African American Club of The Villages (TAAC) is a non-profit 501(c) (3) organization that sponsors social and cultural activities to promote goodwill and friendship among our members and members of other organizat...
