$600 to $1,200, depending upon the size of the home, whether it's a slab, crawl space or basement home and the age of the home for general/mechanical home inspection.

I see you added more criteria - 

Radon Test: $150
Well: $100 - that is mechanicals with water testing
Septic Tank: $200 but, if it's pumped at the same time, $350 - $500 total, depending upon the size.
Termite Letter: $85 - $125 (SC vs NC)
Chimney: $250

And pool inspections are about $350.

Property Inspection Costs (No Pool):

  • Average: $500 - $700

Additional Fees:

  • Pool Inspection: approximately $100 same inspector.
  • Chimney Inspection: $250-$300 (plus additional costs if a sweep is needed first; performed by a separate company)
  • Sewer Lateral Inspection: $350 (performed by a separate company)
  • Roof Inspection: Free to $350 depending on the roofer (my roofer offers free inspections; other companies may charge)

Other Notes:

  • Radon testing is not conducted here in San Diego, nor have I encountered clients requesting it in the Bay Area. At least not in the urban/suburban areas in my experience.
  • Termite inspections: $100 for condos; free for houses (performed by a separate company).
  • I typically don’t handle well properties or septic inspections, as they are more common in East County, whereas I focus on Coastal San Diego.

I recently paid for my son's home inspection as a closing gift. It is located in a subdivision with city water and city sewer, the price for the new home inspection was $440. Typically if the home is in rural areas, the buyers pay around $450, plus septic, well and water test, approximately totaling $1,200.

I received an email from a past customer offering Thermograph inspection, ranging price for face 1-3, $500-$1,000 for 3 scan reports.

Fred Griffin Florida Real Estate - that price range is about right. 2 stories cost more than 1 stories. I did notice since 2023 home inspections went up a lot! They are probably a lot more now 

Septic and well is rare in the city. Farm and ranch homes or older homes on acreage usually do have well and septic and needs inspections - that is an extra charge by a Specialist dealing with well and septic. Must inquire if there is already a contract that exists for services. Check with home insurance to see if they cover it.

Roofs can be tricky. It's part of the Home Inspection cost but if there is solar panels or Metal that will cost more. Best for buyers to be serious about due diligence. Solar panels may not be covered by insurance companies when there is wind or hail damage. 

Chimney inspection is part of the routine Home Inspection but can also be tricky. The oldest homes around where I live were built in the 1980's. Homes in the 1990 had decorative fireplaces (not designed for a woodburning fireplace). But people start fires in them and that is the #1 reason for house fires.  Gas burning with gas logs is better than woodburning/gas fireplaces.

Radon - not usually done here in TX except when a buyer is moving and the Relocation Company requires it. That is also an extra charge.

Pool companies usually need a Pool Technician. Whether the Home Inspector is certified or you have to hire a separate Pool company, that is also an additional cost.

Pest Companies and Termite Inspections is extra - but worth it!

Most home inspectors check the irrigation system - included in their price. Some ask buyer to hire a separate one.

The big expense is when it is recommended buyer hire a Structural Engineer for foundation issues. That would mean a big cost for the Structural Engineer and a lot more if foundation work is needed!

I believe it's around $1,000 for a house of that size, maybe $750, it's been a while since I've seen a bill for one.  That covers the basics of the house, but it does not go into sewer lines, pools, hvac, or any "specialty" system.  They'll run the water and see if there is any slowness in the drains, they'll run the HVAC system, they'll note any leaks from the roof, but they aren't plumbers/HVAC tecs/roofers so you'll need a specialist for that... and they vary in cost.

Termite is another inspection.  A general inspector will note activity, but a full termite inspection is outside of their scope.  That can be free, but the work list is usually longer and more expensive than someone you pay to inspect.

Camera sewer inspection is $500 and up last I heard some time ago.

 

Radon is not something that is done in CA.  Balconies are an entirely new thing and who is even allowed to inspect them changed recently.  That's a thing for commercial/multi-family properties after a couple people overloaded theirs and it collapsed.  Now there's a state-wide balcony inspection law.

$550-$600 for that size house you mentioned. Additionals can double that amount. We have a lot of well and septic around here, and radon is hit or miss. We also have alternative septic systems which cost more.

Inspectors can get very creative even over-do their duties. Spending $250 to $450 for quality feedback regarding a purchase of hundreds of thousands of dollars is not unreasonable however reign it in Fred Griffin Florida Real Estate

Depends on what all is being inspected. In my area you would need a separate inspection for a well, pool, roof, septic tank but if it's just a garden variety home inspection probably 500 max.

Radon is something not commonly tested here. The last well inspection I got was 700 and then another 150 for water testing, septic is going to be about 500, termites going to be around a hundred bucks.

In my area septic certification inspection is almost always paid for by the seller and is required by the state to transfer to new owner.

With a home with that SF, the inspection would be around $600-$800.  $139 for sewer test and radon another $160.   If there is a well, another $300-400.

With add-ons, I can't say accurately. Usually, the home inspection is around $400 or $500 then add on radon and another, I've seen $750 based on the info you provided

$279 for a chimney inspection - that includes cleaning it first so they cansee what they are inspecting.

Septic is pricey, probably another $450-500.

Chimney...the sky's the limit! I can't be certain on that, because they are not real common, from my experience, but when they come out I think it is $150-250. (possibly to $500), but the results are always the big shocker (sticker-wise).

$550-700 for whole house inspection

$125 for a radon test (sometimes inspectors throw those in as a freebie)

$125-150 for a wood destroying inspect inspection

$350-500 for a chimney inspection... but it must be 10 years since one of my clients did one and at that time it cost $325

$150-250 for a well inspection and testing

$400+ for septic... depends on the system. I had one done with a client about a year ago that was $700.

Fees here start at around $800-850- though a typical townhouse/rowhouse would be in the $1,200-1,500 range- no septic or wells here, termites aren't as common and are often a separate firm and radon is less common but would be a separate fee.
