Too many questions on this, time to take a break, grab a coffee and enjoy a youtube video.

The only metric that ever mattered to me was how many buyers called me to buy one of my listings because of X marketing tactic.  The answer was zero.

I may resurrect the videos with my next entry-level listing and put on them "call me direct and you won't pay a buy-side commission".  I think that will be the video factor that draws the most interest.  :)  Obviously, that won't go in the MLS.

None, retired and don't do video. That said, if I used video I would seek your advice as to the best approach.

Definitely something I need to study more of but, at this time, there are not enough hours in my day! I do what the experts like you tell me to do in setting up marketing (including YouTube) and don't change it until the experts tell me to!!
