Interesting question in that I don't feel that buyers or sellers play a part in the negotiation process. This is where the realtor shows their worth and experience. I agree with Thomas J. Nelson, REALTOR ® CRS,ABR,PSA,RCS-D, ePRO . No two are alike. so basically no real change.

On the listing side, it is more important than ever to make sure Sellers are prepared to anticipate Buyer objections. With the exorbitant home prices and higher interest rates, buyers are very hesitant throughout the process. Especially in tough, competitive situations, they may feel they did not have much say in crafting their ideal offer. At least in our area, many homes fly off the market just to come back on the market anytime from contract ratification to the day before settlement. This indicates to me that if Sellers are looking to sell not just list, they must understand the market conditions and Buyer psychology. Sellers may not necessarily need to be more flexible, but more realistic in what it takes to actually get to the settlement table. Buyers do tend to be more aggressive in negotiating after appraisals and inspections come in. It takes a steady hand on the Realtor side to guide the client to reach the settlement table with the best terms and as close to their desired outcome as possible. More than a tough negotiator, I would say it may be necessary to become a savvy diplomat.

Buyers are trying to be aggressive but sellers know their worth. Buyers are being a bit more flakey. By that I mean they're super worried about the small stuff, not making decisions very quickly, and slow at communication.
