Green broker w attitude, full stop LOL
So this past weekend, I got an offer from a coop agent, under 1 year in but very nice and the contract was clean. This seller has 'cash discount price' and 'if you want me to carry note price' and the cash price is 10% lower. I let her know that in 8 years of working with seller he's turned down numerous low offers. Her buyers came in at 20% under, we countered giving them an additional 5% beyond the 'cash discount price' bc it was well written all cash and quick close. I was shocked that he gave that break.
Buyer's agent TEXTED ME an hour after response time and said 'In their mind they want a better deal' (commercial land and 'in their mind'?) They GOT a better deal but they would not negotiate further. "Let us know if seller has a change of heart"
We don't operate on emotion around here. We were NOT gonna screw up OUR comps for the remaining adjacent land. So bye.
As luck would have it, I am working with a buyer on a newly built residence, who is the builder? Same guys with the 'heart/mind' shit. And they have overpriced their property by 5% over the last IDENTICAL build in the subdv. Just one. They are overpriced over the median in the subdv by a WHOPPING 30%!
I can't wait to see what happens next . . . LOL

My message as a retired attorney and real estate broker - He who represents himself has a fool for a client! Nuff said. Had a family member lose a loved one insist her bartender brother knew all! She would sell it herself and save the commission. House, like yours, paid in full. Certificates of deposit were paying 16% or more. House sold 18 months later for 90% of ask. Real estate taxes and carrying costs ate more of the equity. Bartender brother wins. Can't argue with a winner or is it a fool? Case closed.

Confused with context of the question with the mention of BOTH of FSBO and Green Broker with attitude? Setting that aside, when presented with an excellent offer it is wise to consider ALL the options Accept, Reject outright, make a reasonable counter or mistakenly think you are in a stronger position, counter with something UNreasonable and tick them off and they walk.

I'm in a somewhat similar situation with my clients, who are a tech-savvy couple. They're not emotionally invested in the purchase; they simply need a house due to a relocation and have the means to buy. They're very adept with numbers and research.
After thorough consideration, we presented a cash offer with no contingencies and a 10-day closing period to the listing agent. Unfortunately, it was immediately rejected, and the listing agent was quite upset, refusing to present the offer. However, a week later, the agent reached out to let us know that the seller is now willing to consider our offer.
It's frustrating because we could have closed this transaction quickly if the agent had presented the offer and negotiated professionally. Moreover, the house is currently overpriced, and I'm unsure if my clients would still be willing to make their original offer.
While it's ideal to list a property, receive multiple offers, and sell smoothly, many transactions require detailed pricing research and careful preparation. But, ultimately, effective negotiation of the terms is the most critical part of the sale.
