I have on occasion, but usually I would not.  The escrow officer that I worked with was really good and always took great care of my clients while they were signing their final documents.

I always used to when I was active Michael Elliott and I usually brought a small gift card from Menards when I represented the Buyer side.

Today, and for several years back, I hold "remote" closings as a Notary Public. I have never had an agent attend a remote closing even though a local agent may have been involved.

We do not have settlement table closings, and in recent years not even many 'in person signings at title' . . . I have clients who are in Japan right now and if we make this deal they will sign the deed ONLINE with a Notary. I've signed via Zoom before too. They watch you sign in ink. You upload the document to them. You show proof of identity to them. They notarize it. You overnight the wet signed original to title, but title can work off the notarized copy to move to close till it arrives.

Technology has FUBAR'ed many things but this is one of the good ones.

When local, yes.  I have flown to settlements in other states very occasionally if I can get my schedule to line up ---- I think attending settlements is wonderful, but not necessary.  More necessary for a buyer's agent, if I were buying a home I'd want my agent there while I'm signing documents.

If they are in the area, though many of our sellers and buyers are far away and the title companies do a great job of handling these closings from afar during multiple meetings suiting the schedules and locations of the parties.

Here in Southern California we don't have a Settlement at closing.  We have an Escrow closing and the last contact that is somewhat mandatory is the Final Walkthrough.  The loan gets funded the day before closing and then the next day the Title Company records the title into the new owner's name.  The inform the escrow company.  The escrow company informs us and sometimes the new owner that they own the house.  I think attending the Settlement is something that should be done from everything I've learned about it.

Michael Elliott -- Settlement day is the day everyone remembers.  Yes, I go to my closing to represent my client. There was one time I went to closing and the other agent was not there for his client I thought him a fool We do not do remote closings in Pa.

Yes, absolutely! I've had a run of clients who do not attend for one reason or another and do mail-away Closings.

Of course, I don't go to those but, the attorney wires my clients' (and mine) funds upon recordation. When they let us know that the Deed has been recorded, they send over a copy of the Closing statements (and any other important documents we need).
