HOA bodies have always been an unprecise science because of how they are formed. When I did new subdivision construction, the builder/developer was in charge until a buyer quorum was reached & then they took the reins via self-appointment. Sometimes you got a good leader but most of the time, it was tyrannical AND STAYED THAT WAY! Couldn't get rid of the person easily or at all

WOW. Not FL here but this is an interesting trend standing down the little Napoleons who overstep their authority.
The Chevron Doctrine was just overturned by SCOTUS, removing the iron fist from unelected federal agencies.
We are overregulated and as stated in the articles you posted, often the regulations are selective.
HOAs are a double edged sword. They generally keep property values high. BUT many don't want to LIVE where they are micromanaged.
HOAs will still manage, just more fairly. I think that may be good, not bad for sales.

You really don't want my thoughts. not in a public forum. but in answer to your questions. HOA do protect property values, saying that not everyone wants to live in a community that has a strong HOA. These new rules will not change much. Not sales, not prices.
There are good HOA guidelines and ones that I do not agree with. I do live in a community that has a very strong HOA and enjoy a very nice lifestyle. That will not change with these rules.
