I usually don't think about what I don't like about RE until something I don't like happens. Then I move on. 

I'd have to say agents aren't prepared once they get their license. I think agents should have to go through an apprenticeship like appraisers and home inspectors do in our area. Perhaps they'd participate in X number of transactions with another agent before they're let loose. If they have  a certain number of years in a particular background such as mortgage banking, closing atty/paralegal, etc then their apprenticeship could be slightly shorter.

I don't really get hung up on pet peeves Thomas.  One thing I noticed just the other day is a certain "Active Adult' community has agents in it that are very self-centered on what's best for them and not their clients.  How do I know that?  I've written several offers and not a chance in heck would I win because they wanted to double dip.  Not my style of doing business - ever.

The condo or co-op's managing agents. While it's their job to protect their client (the building and it's management) - I spent far too much time and energy on unresponsive or non-transparent managing agents. In the last few weeks, they have made my life difficult in various deals by:

1. Not being transparent - that a 2 1/2 year long special assessment- financing is only available for existing owners, while new buyers have to pay for the entire special asssessment at the closing table (about $26k). This wasn't disclosed until after my buyer's attorney spoke with them on the special assessment via multiple phone calls. 

2. The managing agent for another building wouldn't submit my buyers board package to the condo board because a bedbug disclosure form wasn't filled out precisely the way the managing agent wanted to see it- never mind that both buyer and seller agreed to the format that there were no bedbugs. After 3 weeks of fighting the with managing agent on this form where both buyer and seller agreed with each other- but didn't match some admin's expectation. The managing agent finally submitted the buyer application for approval to the board while I was writing this post, effectively conceding that what both buyer and seller agents had our clients fill out was correct...even though the building's managing agent didn't like that it didn't check the box the way she wanted to see it. Very petty and unnecessary process.  

3. The managing agent of the same building with the bedbug disclosure form issue won't provide us with any transparency for major construction issues within the building- delaying any potential closing indefinitely (making the bedbug form irrelevant as well) just because they want to be vague. Buyer and seller attorney's might need to be the next one's to follow up. We aren't looking to hold their feet to the fire because part of what's needed requires approval from the city buildings department which works on it's own timeline- but we do want to know where they are in the process- which is very reasonable.

4. Yet in an entirely different client/building- the managing agent is not responding to my client's request that they provide her with the latest budget and building financials. As an owner, they are required to provide this to her on request. I personally believe (having dealt with this managing agent a lot via multiple buildings and sales) that they are not answering my clients calls/emails because they know in order to sell the property we will need these documents- and they can charge $50-150 for each of these documents that they already have in pdf form to the agents. Multiple this times lots of sales- and it's a big money maker for them. 

 

These are just what comes to mind immediately from the last 2 weeks.
